I visited Rustomjee Yazarina in Dadar to meet my friend who had recently been relocated there. I was very excited to see the place because I heard a lot about its high-quality construction and amenities, and truly, when I visited, it was praiseworthy. The amenities, including the gym, swimming pool, yoga deck, and landscaped garden, were outstanding, and the apartment was very spacious and well-designed. Not only the complex but also the surroundings were great and offered good connectivity to the major areas, which is always my priority due to my mobile job. I’m very impressed with it, and would love to suggest it to those seeking a good residential property in Dadar.

It is said that the developer of Elita has a mixed reputation online, along with some serious consumer complaints about delays, maintenance issues, and over-hyped promises. Then others mention potholes & poor internal road condition, especially during monsoons, and occasional water/ electricity supply dips. Also, seeing how there are limited verified resident reviews, it is bound to make you sceptical; the “first-reviewer” default doesn’t count as validation.

Rustomjee Adarsh Residency is one of the best residential properties in Malad, which offers great lifestyle amenities like an intercom system, 24/7 security, CCTV surveillance, dedicated parking spaces, lifts, and reliable power backups. I’m mentioning these facilities because they're our primary requirement, and we first look for these only. Also, I really liked the people there; they are so friendly and nice, and they are eager to help you if needed. I think not only in Malad, but it's the best residential property in Mumbai, because I have lived in many places, but never seen a society like this. I was living here for a long time but now left due to a job change, and it was the toughest decision of my life so far.

I have been living there for a long time and never faced any issues regarding maintenance, electricity/water supply or any other concerns. The complex offers a range of lifestyle amenities, including a gym, swimming pool, clubhouse, banquet hall, and well-maintained grounds, all of which enhance the overall experience. Not only is the complex excellent, but the neighbourhood is also excellent, offering all the necessary amenities, such as schools, hospitals, and malls, nearby. Additionally, residents are friendly and welcoming, and it’s an overall worthwhile living space for families.

I recently visited Rustomjee Adarsh Residency at my friend’s recommendation to view a resale property, and it was such a great decision to visit the complex. The building was well-designed, looking so premium from the outside and equally strong from the inside. The walls of the apartment were sturdy, and it was spacious too. I liked the complex and the lifestyle amenities, which are now a necessity for every family. The apartments are well-designed with good natural light and ventilation. I highly recommend this beautiful complex to everybody willing to buy a new house.

Before making a decision, I decided to go through some reviews, where the first of many described major post-sales headaches. One recurring complaint is water leakage in the basement/parking area, making it slippery and unsafe, and the management allegedly hasn’t resolved it in years, so I'm sure that ain't going to change instantly. There are also frustrations with broken promises: customers claim communication drops after payment, and there is a general feeling that the operations and sales team of Rustomjee have poor coordination.

I’m sharing my view on Rustomjee Royal in Dasihar after living here for a few days. My sister-in-law is living here, and I went to visit her for the first time and really felt like staying there. The complex is surrounded by beautiful greenery, which gives a very refreshing vibe. Additionally, the apartments are very well-designed, ventilated and made to allow natural light in the hall room as well. The people in the society were also very good and friendly; they spoke nicely with me as well, even though I was new there. I highly recommend this society; consider renting or buying. Worth living, excellent place.

Now, when I see the property is doing well, and people are also helpful, they help my parents a lot if needed. The complex is great, offering all the lifestyle amenities such as a swimming pool, yoga deck, landscaped garden, and rooftop lounge. Not only is the complex convenient, but the surrounding area is also very accessible, with all the necessary amenities such as schools, hospitals, and markets nearby. I am living in this building for last 3 years plus. There is a water leakage in my car parking and slippery for kids to get in to car for last 2.5 years plus and they couldnt fix it . The worst part is that they play a foot ball between project vs operation team in fixing this issue and even today it is not yet fixed.

In Rustomjee Urbania project at Thane, ‘D & L wing was launched. During booking, your sales team was showing various amenities, proposed amenities. These amenities are mentioned in the sale agreement. You are morally and contractually bound to provide the amenities to us. 570 customers have believed in the “RUSTOMJEE” brand name, booked the flats, paid the money. When we have started moving in from December 2023 onwards, we were shocked to see that we did not have access to the amenities. We have made multiple attempts of discussing with your team, giving police complaints, visiting police stations, meeting Registrar of Cooperative Housing society, pursuing legal actions, attending Courts, etc. Still, we are at the mercy of “E to K Society” in getting access to the common amenities.

It is clear that D & L residents have booked the flats, paid money to RUSTOMJEE . So, it is responsibility of RUSTOMJEE to arrange for a permanent solution to our crisis.

For you, it may be just few customer’s problems . For 570 D & L families, it is their Life time savings and not getting the amenities in spite of paying.

One of the worst builders and customer care that you will interact with. Am waiting for a possesion which was about to be delivered in December 2023 Rustomjee Summit in Borivali East. Mails go unanswered the representative Vidya / Vineet entire amount is paid with no possession they only say entire building has OC but not for your flat and ask to take as fit out. my advise stay away from this builder. Only ways out is legal battle for me

I have purchased 2 flats at Rustomjee Avenue D1 Virar of which we were given possession in July 2020. Thereafter we expected a good service from them. But due to their worst construction quality several issues came up in the building of A, B, C, D wing and hence we are still repenting for the wrong decision to buy going by their known good image. I am utterly surprised to experience their worst construction quality. They might say they have completed and handed over the building during Covid period to the members in time. But why to rush handing over before doing the quality check by themselves? I would advise not to go by their name. This is the era of 21st century in which we must first use the items sold by whomsoever it could be and then judge. I shall neither recommend nor shall ever go for Rustomjee in my life at all.

First things first, this project's infrastructure is by no means excellent. Rustomjee Developers made a big deal about their project being among the greatest in the real estate sector, but it falls far short of their expectations. My realization that there are numerous problems with the management and the builder came after moving into this housing complex. In comparison to the amenities and services provided in this complex, the maintenance fees are relatively high.
