Having lived in Tower 28, B Wing, for the last year, I can confidently say it has been a great place to call home. The atmosphere is calm, safe, and family-friendly, making day-to-day living very comfortable.


One of the things I appreciate most is the smooth functioning of the society. Any concerns are handled efficiently, and there has been no unnecessary hassle from the builder or management. The residents are respectful, which contributes to a pleasant community environment.


My experience has been extremely satisfactory, and I am happy to be a resident of Tower 28.

I booked in phase 2 early when phase 1 was under construction. Initially the timeline was shorter because the plan was for 22 floors. Later the developer upgraded to 44 floors and acquired a separate RERA for the revised plan, which shifted possession to 2027. At first, it felt like a delay, but after visiting the site and understanding the structural and Mivan technology being used, it made sense. construction quality looks solid and progress is visible. overall, the project seems well executed.

ABSOLUTE BULLSHIT PROJECT BY MR XXXXXXXX XXXXXX - RIGHT CHANNEL PROPERTIES


Right Channel Properties is absolutely FRAUDULENT builder. Please do NOT buy anything from Right Channel Properties.


The builder, Mr. xxxxxxxx xxxxxx, has cheated all residents of Tower 28. I am a current flat owner, and our building has been suffering for the past 4 years. We were charged ₹;10 lakhs for surface parking, but were instead given mechanical parking at the same cost with monthly maintainance of 1000Rs. Few other members has also reported they accepted the money in cash and never got the receipts or parking.


If you doubt this, please reach out to residents of Tower 28 for firsthand feedback. After selling around 90% of the flats, the entire sales team was terminated. The builder cheated existing residents by promising amenities such as a gym, garden, and other facilities, none of which have been properly delivered.


Even basic security has not been provided to date, and residents are still waiting for a gas pipeline connection, despite it being 4 years since moving in.


This project is completely unacceptable and highly disappointing in Malad.

Name of the Project 'Pride Of Malad' .....guys don't go by name. Being the residence of Tower 28, I will say they are making you fool by giving this project name.


If you are thinking of buying or investing in this project.... Wait wait wait !!! Please consider the challenges below we are facing in less than one year of possession and think you want to be happy where you are or face the challenges we are currently facing


1. The builder is not at all bothered about their investors or their money. False promises given by him and his team. They are just behind earning money.


2. The lift size is very small where hardly 4 People can accommodate. They have given 2 lifts to each wing and every week one of them is not working.


3. No separate gate to SRA building and Tower28 residence which they promised while selling these flats. When we ask why they are telling us due to political party pressure they can't build it.


4. At the entrance gate there is a chakki which builder can't move because he is not ready to pay the amount to that owner.


5. No promised amenities given. Either there is no availability or if he is provided then it's not in working condition.


Such as Swimming pool, Gym, Security gate, Intercom facility, Playground for children.


6. Though we separately paid for the parking area, but as per builder that area can be used only if the owners who have four wheeler. For bike parking he is asking for separate charges. If you can't pay then their bouncer doesn't allow you to park your two wheeler within building premises.


7. Fire alarm is not in working condition.


8. No Clear communication and a realistic timeline on pending deliverables.


9. A significant sum is being asked as advance payment for maintenance without delivering promised amenities


10. Security guards which they have given are just bouncers and with unprofessional behaviour. More than providing security to Residence people they are following instructions of the builder.


11. Lobby of wing A & B , there is a vast difference. Also the material which they have used is of low quality.


12. If the floor passage light is not working, they hardly replace it. For more than a month you need to continuously chase them to replace it.


13. No water in flush is a regular affair.


14. False video on the website of completion of work of other wings by taking a picture of wings which were already built a year ago.


15. Encroachment of internal vehicle passing space by nearby SRA shops is due to the absence of a gated community, a single vehicle can hardly pass.


16. Dogs and cats can easily be spotted in the lift up to the 21st floor.


17. Security is inadequate (even security personnel have reported thefts of chargers and mobiles).


18. The leakage issue is too much, just imagine new construction and a hell lot of leakage issues.


19. Worst services provided in Tower 28 and demand of high maintenance without explanation of expenses. The builder is providing threats stating if you don't pay maintenance I will stop amenities which are given to you such as water supply, lift use, etc.


20. No CCTV installed till date.


21. The maintenance fees demanded are exorbitant with no clear justification for previous and existing expenses, making this even more burdensome. Overall, the quality of living provided is far below acceptable standards.


22. The property is infested with stray dogs and rodents, and cleanliness is consistently neglected despite several follow ups by residents.


23. No Clear communication and a realistic timeline on pending deliverables.


24. Substandard Chinese based stack parking. No Reliability !


25. Once in every week there is fight between SRA people in the compound of building which make negative impact on our children. Infact they are charging in lacs for bike parking .One of the worst project in Malad.


Guys please think before buying and investing in this property and any construction where this builder is involved, if you really care about your 'Peace of mind', 'your family safety' and most important 'hard earned money'

Very bad experience. Mr. xxxxxxx xxxx is a fraud. During the time of booking, he forced and convinced us by giving false commitment. In email he has clearly mentioned the booking amount is refundable. The project is delayed by almost 15 months plus. We have cancelled our booking almost a year back and asking for refund but still he has not given the refund. The behaviour of him is very cheap. He is a Gunda. He has used term like

I have been visiting Tower 28 office several times, to get some clarity regarding possession of my flat in Tower-28, Malad-East, I did not receive a single response email or letter to this!


At the time of booking flat certain terms were decided(regarding rate, amenities, parking, fence, entrance etc.) and had promised to give possession by December'2018. I observe that almost 90% of the executives / representatives from builder side(who were dealing previously) are changed from(Aug'2016 till date Aug'2022), hence I am completely clueless and highly worried! Not recd. a one-line written communication from them on possession date till today.


False promises by builder regarding possession date, completion not in sight. Amenities not being delivered as per agreement. There is a common entrance as of now for this construction and neighbouring SRA, builder's intentions on providing a resolution are questionable. Extremely unethical behaviour, be wary of investing with this developer

The Company Right Channel Constructions Pvt Ltd owned by Mr. xxxxxx xxxxxx and Mr xxxxxxxx xxxxxx is a cheater company. They have cases of taking personal loans in crores from Investors in Gujarat. They also have unpaid bank loans. Their quality of construction is very very poor. They have dispute with landowner and jv partner and do not have clear title of land. they any how launch projects on flat buyers money and are not able to give possession in 5-6 years. Their project is delayed by 10-12 years. Also they increase rates and levy penalties on flat buyers suddenly. They have project Malad One, Aabiel Avenue, Tower 28, Blumen, Tandice in Mumbai ongoing which is not proper and ongoing since years. Please beware from this Builder and its projects.

I asked multiple questions before booking and received proper responses. Given their presence in Malad and Borivali over the year, the brand already has local credibility.

The developer has been active for decades and has delivered many projects, which gave us confidence. from site visit to documentation, the process felt organized and transparent. overall, it has been a positive experience so far.

Project timeline changed for phase 2 because of redesign from 22 to 44 storey building. This extended possession date had created frustration among us, the updated RERA registration mentions December 2027. construction quality and lobby execution look impressive. One positive aspect is the green certification by sintali(work bank group). sustainability features are becoming important in long-term residential projects. site visit showed branded fittings, proper structural work through Mivan technology, and decent finishing standards. possession is 2027 as per revised RERA.

Visited the site recently. The double-height lobby is already constructed and looks premium with natural stonework and chandelier installed. The use of Mivan technology is visible in the speed and finish of the structure. Yes, phase 2 timeline moved to 2027 due to power height increase, but the RERA registration reflects the updated schedule clearly. from a construction standpoint, the quality and specification look strong.
