I was living in the Mahindra Splendour for a few months and then left it due to extremely high maintenance charges and noise due to heavy traffic. The complex was great, offering nice lifestyle amenities such as a gym, swimming pool, large clubhouse, parks, jogging tracks and more. Additionally, the apartments were so spacious and well-designed, but I still left them due to the high monthly maintenance charge and noise due to heavy traffic in the area. The maintenance was too high compared to its maintenance, which was very disappointing.

Some residents feel the parking situation isn’t ideal, especially if you own more than one car, and even the visitor parking can get tricky on weekends. A few reviews also mention that while the connectivity is good, traffic around peak hours can be a drag. According to me, these are more practical gripes than deal-breakers, but still worth noting if you drive frequently.

Unfortunately, with all the positives, there is also a flip side: before I could narrow down my decision, several buyers barged into the sales office and started calling out the payment scheme, where they said the original milestone structure was changed, forcing larger payments from them too early. And that's not even the worst; there are concerns about construction progress, and some already completed wings reportedly lack certification even after years. With vague timelines and pressure from collections, it’s easy to feel like the deal was mis-sold.

One of the biggest pluses of living here is how green this project is; it’s built around old trees, with a forest-walk feel, plus it also has very well-designed common spaces for meet and greet. Amenities are solid with a gym, pool, walking paths, and even a reflexology area. The location is competitive too, with good road connectivity, and the overall plan even shows real thought for sunlight and rainwater harvesting.

Mahindra Garden gets straight-up praise from residents for its lush greenery, good upkeep, and overall community vibe. People like that the gardens and open spaces actually feel like a place they can live in and enjoy rather than just stare at as token features. Amenities like the gym, clubhouse, and everyday basics are functional and well-maintained, and connectivity and access, on the other hand, are considered strong points, with decent transport links and proximity to daily conveniences. Overall, buyers purchasing or renting here will definitely feel comfortable and at ease living here.

Mahindra Splendour is one of the great residential complexes in Bhandup. I have been living here for almost one year and have never faced any issues. The complex offers great lifestyle features like a gym, swimming pool, a large clubhouse, parks, jogging track, tennis/badminton court, and kids’ play area. The apartments are spacious and well-ventilated, allowing natural light to enter the apartments. But one thing I really liked about the complex was its safety features. CCTV cameras were installed everywhere in the complex with tight surveillance to keep the residents secure. If you are seeking good residential apartments in Bhandup, Mahindra Splendour is worth considering.

Living here has been extremely disappointing, mostly due to the behavior of few apartment owners and the resident association.

Owners Behavior: Few of the flat owners are rude, entitled and regularly disrespect tenants or other residents. There is a clear lack of community values or basic courtesy. Instead of helping build a peaceful environment, some owners go out of their way to create conflict and make others feel unwelcome.

Resident Association: The association is completely biased and only listens to the flat owners. If you're a tenant, expect to be treated like a second-class citizen. Complaints are dismissed and decisions are made without any transparency or fairness.

Hostile Environment: Theres a toxic culture of gossip, interference in personal matters, and unnecessary policing of day-to-day activities. Parking is restricted unfairly, and tenants are often blamed for issues they didnt cause.

No Support: Even in serious matters like water issues, power problems, or safety concerns, the management doesnt respond properly unless youre an ownerand even then, only if youre part of the inner circle.

Bad Manager- The most shocking person is the manager. he plays dirty politics and manipulates the tenants. He threatens the security and forces them to do wrong things with tenants.

Verdict: This place may seem fine from the outside, but the social environment is unhealthy and stressful. I strongly recommend looking elsewhere if you value respectful neighbors and a cooperative community.

Misleading builders no commitment to complete construction post u close aggrement their collection agents will spoil yourlife... not a developers looks like collection agents from crm team to leadership teams. Avoid buying any under construction property from this developer

Entire mahindra life space is fradulent builders

Totally misleading brand i am purchaser in the said project.

I was being offered 25:25:40:10 deal however after aggrement and payment of 25 percent next planned demand was another 25 % for complete construction of building i.e., top floor but i was forced for 40% payment without closure of 2nd milestone.

This is totally misleading sales by Mahindra group.

25:25:40:10 is totally missleading and fradulent scheme being sold by Mahindra Alcove.

Beside after February 24 there is no construction beyond 12th floor is seen till date.. seems tower a &b do not have approvals from bmc for 13th and above floors

After continious request not getting any escalation matrix as if 1 person in crm is only there is the group.

Their collection teams calls for collection daily with no clarity on delievery timeline going forward requesting rera to add dates for milestone in payments groups like Mahindra harassing customers like me and others

Low class building made in 5 year leakage and bad quality don't buy by going big name bad bad quality and not bothered after selling

Now from 2021, the society at Mahindra Happinest Avadi is highly polluted with overflowing sewage water all around the campus and Soil Water is back supplied via storm water drain channel due to STPfailure and/ or insufficient volume capacity handling vis a vis new addition of various blocks like G, C, B, A blocks to the already existing blocks of D, E, F, H, I, J, K, L.

Open your windows and doors you will inhale bad sewage water smell. horrible to live here.

Price is also not affordable now as it was increased way back to 26 to 29 Lakhs for 2BHK.

Maintenance cost is also high at ₹2/- per sq. ft on Super built up area.

But STP facility not maintained, Water Treatment Plant is also not well maintained, it causes frequent disruption of Water supply. Even if they supply water it is of very low pressure and takes hours to fill up a bucket of water.

Unreserved Parking area( they say unreserved as per TNRERA) for C block residents at stilt area causes frequent quarrel among co-residents of the block.

The quality of construction and facilities provided by Mahindra Lifespaces Limited(MLDL) are also below average to poor rating.

Negatives far outweighs Positives of other facilities here.

Observe due diligence before taking decision.

Very worst customer service with false promises. They keep saying the same again and again they cant keep up the word. Even if we try to drop buying the project they come back to brainwash and make false promises for their sales incentive. Very worst experience they still havent handed over the project and each time they come up with excuses. But they need the payment on time. We should pay the EMI regularly without even having the house. Do not believe these guys they wont do anything favourable for their customers even if the mistake is from the management side. They are the worst builders with worst CRM team. Never trust these guys

Mahindra Avadi is a Very nice, non-polluted, and clean society. Abundant open space and ample light and air reach each flat. The locality is also ambient with reputed schools, colleges, transportation facilities, supermarkets, fuel stations, etc. so nearby. Nice places to leave have good infrastructure, maintenance as well and affordable prices to buy homes.

I am an unfortunate customer that invested in an apartment at Choris Faridabad made by Mahindra Lifespaces Developers Limited

The apartments were sold with fancy promises of world class amenities by Mahindra Lifespaces Developers Ltd. The reality is quite different and there are so many glaring deficiencies. This builder despite being part of the Mahindra & Mahindra group has not responded to various complaints of the buyers r to resolve the complaints the attitude has been very casual so far.

1) Quality of construction is very poor and in a short span of time the plaster is peeling off everywhere and the structure still leaks even one year after hand over of possession

Mahindra Happinest is the ever trusted brand. Having a supermarket close by has made our lives really easy. The homes are also very spacious and the premises is also very green and open. It is fun to go for a walk in the premises and play with your kids. Avadi has really exceeded my expectations. Great location, great amenities, and a great view. Truly worth it. One of the best society in Chennai.

I might say the Mahindra Happinest project in Chennai known as Happinest Avadi is the best project to visit I had visited before lockdown and now I am a happy customer. They just look after the customer satisfaction which is very good whatever they promised me they did it I am happy with there after-sales and before sales service provided, and now I have my own house with the best amenities, lifestyle, and connectivity and I am very happy to invest in this project.

Amazing, a great place to live in. It has all, good location, heritage and brand make it separate from other projects in Chennai. Nicely organized place for visitors who came here for flat booking or inquiry. Tea coffee and snack were offered and almost everything was answered regarding purchase and details of layout and other benefits. The staff was too good and humble enough to take care of everything. There was a lovely demo shown to us where we enjoyed a lovely theatre-like atmosphere with a crisp sound. There was a sample flat too where we get an idea of what we may get after the purchase. Too good. loved the team service.
