The biggest issue for me is the lack of real reviews or buyer experiences online. It’s tough to gauge the builder’s track record or know what to expect during possession. The project sits on a very small plot, so space between buildings and long-term crowding may become a problem. Even the amenity list looks great on paper, but no solid validation from residents. Without more public feedback, the risk feels higher than I’m comfortable with.

Leo Heights caught me off-guard; it’s compact, but they’ve squeezed in some genuinely good amenities. The landscaped areas and pool are well-maintained, and the overall structure comes across as modern. The name Powai itself does half of the selling; everything from cafes to schools to offices sits close enough to cut the travel stress. The apartments get decent ventilation too, which is a prominent hiccup in smaller projects. Feels like a sleeper pick if you want Powai without the crazy price tag.
