Im writing this review as a real homebuyer who booked in Landmark Avana, Sector 95, Gurgaon under the DDJAY scheme. On paper, the project looked solid low-rise independent floors, RERA-registered, and promoted by a known name. Unfortunately, my experience has been extremely stressful.
My home loan from a major private bank was rejected for project-related reasons, even though my income and profile were fine. That was my first red flag. Then, construction-linked payment demands didnt match what I saw during site visits the stage mentioned in demand letters didnt reflect the on-ground progress. Getting clear documentation and approvals from the builder was also very difficult; responses were slow and incomplete.
Because of all this, I finally filed a complaint with HRERA Gurugram, which is still pending. While checking HRERAs public records, I found multiple orders and observations against other Landmark projects in Gurgaon, including remarks about one-sided agreements and delayed or lapsed projects. This clearly shows a pattern that every buyer should know before investing.
Im not saying no one should buy, but based on my experience, I personally dont consider Landmark projects in Gurgaon a safe investment. Please do your full due diligence check HRERA for both project and promoter names, talk to multiple banks, visit the site before major payments, and have your agreement reviewed by a good real-estate lawyer.
