Here’s the catch: spacious flats and amenities are great, but upkeep sometimes feels spotty. In the past, people have mentioned seepage issues, occasional maintenance lapses, and even high monthly maintenance charges that still continue. Because the project has many units, shared facilities are under pressure, especially if the units are mostly filled with families. If you’re used to posh maintenance, this might feel like a compromise; it has good space, but not the smooth living.

Samarpan Exotica impressed me by giving me the real space; the 2 & 3 BHK flats are around 1180 sq ft, and that is quite generous for a Borivali standard. The amenities (gym, clubhouse, pool, security, parking, play zones) are modern and good for a comfortable lifestyle. Location near the Western Express axis gives nice connectivity. So for families, this feels like a practical and roomy home in today’s cramped Mumbai scene.
