All 5 star reviews here are fake I think. They do not honour whats written in the BBA. There is no transparency. They do not reply to your emails.. Their customer service is very rude. Your questions after investment won't be answers or they will answer whatever they want but not the question you asked.

Property decisions can be stressful, but bhutani made it simple. Everything was explained so clearly that all my doubts disapeared. walked with confidence.

In mu search for commercial property, i found bhutani project to be much ahead of others in terms of planning amd aminities

I am from Kolkata and was looking for a home to stay in Noida. Unfortunately, my experience with Bhutani Presithum has been quite disappointing. The infrastructure seems promising in photos, but the on-ground reality is not up to the mark.

Some issues I noticed:

Delayed possession and unclear timelines for availability.

Poor communication from the staff, making it difficult to get proper updates.

Overpriced for the quality offered compared to other projects in Sector 25.

Overall, I would advise prospective buyers to thoroughly verify the site and speak to current residents before making any decisions.

I compared alot of options before going with bhutani. The returns from commercial projects looks promising.

Documentation process was lengthy as I'm a corporate job person. Don't have enough time.

But it was transparent. Alphathum was my choice from the start.

I am extremely disappointed with how Bhutani Infra, especially Mr. Vikas Gupta, has treated me as a customer.

I gave a cheque for a booking in Bhutani Sector-150, and the cheque was deposited, but the booking was never confirmed. Later, Mr. Vikas Gupta told me to invest in Bhutani Sector-133 Avenue instead and promised that the Sector-150 amount would be refunded within 3 months.

Its been over 9 months now still no refund.

He even promised to pay double the amount from his own pocket if the refund was delayed. Now, he doesn't take my calls or respond to my messages.

Ive also contacted Bhutani customer care at 999123xxxx, and spoke to Ms. Shrishti and Ms. Bhavna, but they had no answers. They only said, We will forward your query, but I never got any response back.

After multiple follow-ups, Ms. Ashna Bhutani promised that the refund would be done by 21st July 2025, then changed the date to 24th July, and then again to 29th July but every time she failed to deliver. Shes also unreachable now.

Even Mr. Love, CRM for Vikas Gupta, made promises and now he too has stopped responding.

This entire experience has been mentally exhausting and emotionally frustrating. It feels like Bhutani Infra is only interested in selling property once they get your money, they stop treating you like a customer.

I have all written proof of the promises made.

If my refund is not processed immediately, I will have no choice but to take legal action and continue sharing my experience publicly to warn others.

Invest wisely. Think twice before trusting Bhutani Infra.

Paid ₹;40 lakhs, and the unit was shifted without my consent. No builder-buyer agreement even after 40% payment. The builder stopped responding, sent a sudden termination notice, and started harassing for more money. Zero transparency, false promises, and absolutely no refund.

Warning:

Fraudulent practices, no communication, and your money is at serious risk.

Stay away from Bhutani City Center!
