Mixed Experience at Assetz Sun and Sanctum
We booked our apartment in Wing 1 of Assetz Sun and Sanctum back in March 2020. While delays due to COVID were understandable, what was disappointing was Assetz’s lack of effort in recovering the lost time. Instead of accelerating the delayed work, they seemed to shift focus to launching new projects across Bangalore, leaving ongoing ones like this lagging behind.
One of the most frustrating aspects was the customer service. The CRM team often felt like they were trained to repeat standard corporate responses, with very little genuine effort to help resolve issues.
To add to the confusion, Assetz began calling Wing 3 residents for inspection before Wing 1 — the very first to book — undermining the original order and customer expectations. During our inspection, several defects — both minor and significant — were noted. However, even after 20 days, only a quarter of these were addressed.
Currently, we are under the 1st year maintenance phase, and the experience has remained underwhelming.
The facility manager, Yugandhar, comes across as dismissive, often refusing requests and simply echoing Assetz’s decisions without collaborating with homeowners. There is a sense that owners’ concerns are not taken into account, which takes away from the excitement of moving into a new home.
It’s disappointing, especially considering how impressed we initially were by their sales pitch and the reputation they had after delivering projects like Marq. Unfortunately, our experience makes us question whether quality and customer experience are truly a priority for Assetz, or if cost-cutting has taken the front seat.
That said, the overall society is well-located — close to KR Puram lake, Whitefield, and major business hubs — and the layout and design do have their positives.
Verdict: A good project location and layout, but marred by poor execution, delayed timelines, and a frustrating post-sales experience. Buyers should tread with caution and keep expectations realistic with any and all Assetz real estate projects (especially if the same CRM and facility manager -Yugandhar is involved). They will probably make sure that you regret your decision. The worst part is Assetz never listened to any of our feedbacks.
