We booked our apartment in Wing 1 of Assetz Sun and Sanctum in March 2023. Although COVID-related disruptions affected timelines, Assetz adopted a phased approach to resuming construction while also expanding its project portfolio across Bangalore. Progress on existing projects continued as operations gradually normalized.


Customer service communication was organized and aligned with internal processes. Introducing a more proactive and empathetic engagement style is really great


Adding to the frustration, Assetz called Wing 3 residents for inspection before Wing 1, despite Wing 1 being the earliest to book. This disrupted expectations and raised questions around fairness and planning. During our inspection, several issuesboth minor and majorwere identified. However, even after nearly 20 days, only about 25% of these were addressed, further eroding confidence.


We are currently in the first-year maintenance phase, but unfortunately, the experience has not improved. The facility manager, Yugandhar, often comes across as dismissive, declining requests without discussion and merely reiterating Assetzs stance instead of working collaboratively with homeowners. Owners concerns frequently feel unheard, which takes away from what should be an exciting phase of settling into a new home.


On a positive note, the project does benefit from a good locationclose to KR Puram Lake, Whitefield, and key business hubs. The layout and overall design also have their merits and reflect thoughtful planning in certain aspects.


Verdict:


Assetz Sun and Sanctum offers a good location and decent design, but these positives are overshadowed by delayed timelines, weak execution, and a disappointing post-sales experience.

My experience with the Assetz team, especially the CRM and Sales teams, has been very positive and reassuring throughout the engagement.


From the very first interaction, the CRM team was prompt, courteous, and well-organized. They ensured timely communication, shared accurate information, and coordinated site visits smoothly. Follow-ups were done in a structured manner without being intrusive, and all queries raised were acknowledged and addressed patiently. Their approach made the overall process feel transparent and professional, which is very important when evaluating a real estate purchase.


The Sales team demonstrated strong product knowledge and a clear understanding of customer requirements. During the site visit, they took the time to explain the project details thoroughly, including layouts, amenities, sustainability features, and long-term value aspects. Instead of pushing for quick decisions, the team focused on helping us understand whether the project aligned with our needs and expectations. This consultative approach created a sense of trust and comfort.


What stood out most was the teams willingness to clarify even minor doubts, whether related to design, specifications, timelines, or future development plans. Discussions were handled in a respectful and transparent manner, and the team remained approachable throughout the process.

The team at Assetz has been extremely supportive and professional throughout our entire journey. I purchased my apartment in 2023, and even after all this time, I can confidently say that I have not regretted my decision at any point. The CRM team deserves special appreciation for their consistent support, quick responses, and willingness to help whenever we had questions or needed clarity on any aspect of the process.


Before finalizing the apartment, we had multiple thoughts and were in a state of dilemma, as this was a significant decision for us. However, the Assetz team patiently addressed all our concerns, provided clear explanations, and guided us at every step, which gave us the confidence to move forward. Even after the purchase, the level of support has remained the same, which is truly reassuring.


Overall, our experience with Assetz has been very positive, and they have never given us a single reason to rethink our decision. Thank you to the entire Assetz team for the transparency, professionalism, and continued support it has made this journey smooth and stress-free for us.

? 1 Star - Extremely Disappointed with Guest Parking and Security Behavior


As an owner of an apartment in Assetz 63° East, I am extremely disappointed and frustrated with the way guest parking is handled here. I had a friend visit me recently and we arrived around 4:30 PM in my friend’s car. When we reached the gate, the security personnel asked for the flat number. I clearly mentioned that I am the owner of flat 2138, and we were then allowed inside. We parked in the visitor parking lot, assuming this was the correct and allowed space for guests.


To our shock, the next morning the car was locked and fined. No prior notice, no warning, no attempt to inform the owner. This is completely unacceptable. As a resident and owner, I ensure that rules are followed — but in this case, we were not informed of any parking restriction or procedure. How are guests expected to know some undocumented or poorly communicated rule?


This kind of treatment is insulting and disrespectful, not just to me but to my guests. Instead of creating a welcoming community, the management seems more interested in penalizing without explanation or empathy.


A very bad and embarrassing experience. Assetz needs to seriously reconsider how they treat both their residents and their guests. Strongly disappointed.

Mixed Experience at Assetz Sun and Sanctum


We booked our apartment in Wing 1 of Assetz Sun and Sanctum back in March 2020. While delays due to COVID were understandable, what was disappointing was Assetz’s lack of effort in recovering the lost time. Instead of accelerating the delayed work, they seemed to shift focus to launching new projects across Bangalore, leaving ongoing ones like this lagging behind.


One of the most frustrating aspects was the customer service. The CRM team often felt like they were trained to repeat standard corporate responses, with very little genuine effort to help resolve issues.


To add to the confusion, Assetz began calling Wing 3 residents for inspection before Wing 1 — the very first to book — undermining the original order and customer expectations. During our inspection, several defects — both minor and significant — were noted. However, even after 20 days, only a quarter of these were addressed.


Currently, we are under the 1st year maintenance phase, and the experience has remained underwhelming.


The facility manager, Yugandhar, comes across as dismissive, often refusing requests and simply echoing Assetz’s decisions without collaborating with homeowners. There is a sense that owners’ concerns are not taken into account, which takes away from the excitement of moving into a new home.


It’s disappointing, especially considering how impressed we initially were by their sales pitch and the reputation they had after delivering projects like Marq. Unfortunately, our experience makes us question whether quality and customer experience are truly a priority for Assetz, or if cost-cutting has taken the front seat.


That said, the overall society is well-located — close to KR Puram lake, Whitefield, and major business hubs — and the layout and design do have their positives.


Verdict: A good project location and layout, but marred by poor execution, delayed timelines, and a frustrating post-sales experience. Buyers should tread with caution and keep expectations realistic with any and all Assetz real estate projects (especially if the same CRM and facility manager -Yugandhar is involved). They will probably make sure that you regret your decision. The worst part is Assetz never listened to any of our feedbacks.

Very good project in begur lake side. Building quality is very good, they are using top quality materials. Flats comes under compact segment but floor plans are well managed. W


Project designed as maximum natural light will come inside all rooms. Only issue I have noticed is there is no utility are. But they have given enough space for kitchen to cover that. Quality of material used is top notch.

As i have lots of experience in real estate and money exchange i calculated the actual price of apartment.


He is quoting double price excluding his profit.


In return he is providing amenities.


Instead of paying double price we can buy bigger size apartment in centre of city.

Though noisy construction activities are, by law, acceptable upto 6 pm, noisy construction site activity at One-of-a-Kind, Whitefield continues through out the night upto daybreak. This causes difficulties to residents around the area, especially to infants and elderly.

I have invested in tower D of 63 degree east project. The project is already delayed for more than 1.5 years now and there is no progress to show. We as group of investors have to maintain pressure on the builder, management to get things done otherwise think that your money is gone down the gutter. They are the most irresponsible people I have seen in my life. There are so many issues with the project

  • No water in the borewells, and they are charging~3000 per family a month only for water from tankers.

  • DG fumes are right in the balcony of the topmost towers, so never buy the flats on the lakeside of the project even if you are considering one. My recommendation is not to do it.

  • The configuration keeps changing for outdoor and indoor specs.

  • Even if your flat is ready, you will find n number of snags and fixing it will take ages again.

  • Funny part is you will be charged for the delay even if Assetz delay the fixing of issues and they will consider flat ready from the day of first inspection

  • No upfront communication from Assetz team once the deal is done. I was about to get the possession of the flat on March 2020 but there was no communication till end of March that there is a delay

  • Karnataka RERA is a joke for them and they find a workaround on the guidelines set by them

I would strongly suggest not to put any money on this project.
