This review is not related to the Agrawal Sagar Royal Villas Project. It has been shared by residents of Sagar Prime Project, who would like to share a constructive and fact-based perspective regarding multiple issues, concerns and shortfalls being faced at the Sagar Prime campus since last several months.
To add further, there are promises and assurances outlined in the project brochure that remain unmet, with explanations provided by the builder that residents find inadequately justified or inconsistent with the commitments made at the time of booking.
Prospective buyers may consider interacting with current residents of Sagar Prime Campus and verifying the present status of these issues and shortfalls before making a purchase decision.
These matters related to Sagar Prime project have been formally communicated to M/s Agrawal Builders and Colonizers Co.(Sagar Builder) through emails, written correspondence, and discussions with the expectation of timely resolution. However, there has been no or very limited visible progress, and M/s Agrawal Builders and Colonizers Co.(Sagar Builder) has largely remained unresponsive to issues and shortfalls impacting safety, security, and daily living conditions at the Sagar Prime campus.
1.Security
What Builder promised at the time of booking:
a.Closed campus with round the clock visual surveillance and a 3-tier security system.
b.Meticulously designed separate entry and exit gates, furnished lobby with pick up and drop zones and vigilant guards
What has been delivered on ground reflects a systemic failure of promised security system
•Security personnel concerns: Instances of lethargy, reported misbehavior with residents, inappropriate conduct toward female domestic staff, and guards found sleeping during night shifts.
•Main gate security gaps: Only one operational gate, lacking a proper locking mechanism(the gate is secured with a rope), along with a frequently malfunctioning boom barrier.
•Boundary security risk: A complete missing section of the boundary wall behind Tower 6, with neighbouring houses opening directly into the campus.
•Unrestricted and open access to terrace areas across residential towers, without locked gates or controlled entry, posing potential safety, security, and misuse risks.
•CCTV deficiencies: Incomplete installation of cameras and absence of a live CCTV monitoring screen at the main gate security cabin.
•Lack of basic coordination: No permanent contact number available at the main gate security cabin.
•Ineffective visitor management system: MyGate app introduced but currently non-functional; earlier usage was ineffective due to lack of guard training, inconsistent visitor protocols, and missing emergency contact integration.
2.Parking & driveway safety gaps: Lack of clear demarcation for visitor parking, two-wheeler bays, and no-parking zones, along with missing safety measures such as speed breakers at critical points and convex mirrors at blind spots, ramps, and exit areas.
3.No fire-fighting system provisioned in two out of seven residential towers.
4.Housekeeping appears to be managed in an ad-hoc and inconsistent manner, resulting in visible dirt accumulation across corridors, lifts, and common areas. The lack of structured processes and regular supervision is impacting overall cleanliness and hygiene standards within the campus.
5.Water supply management issues:
a.Underground Water Storage Sump: Unsafe, unfinished construction with open access, improper masonry, and lack of sealing posing contamination and accident hazards
b.Overhead tank filling is handled through an ad-hoc process by security staff, leading to frequent water supply disruptions, with no visible cleaning schedule shared or displayed despite repeated resident requests.
c.Water Supply Pipelines: Exposed and poorly supported pipelines, unsafe valve and joint fittings, and improper routing posing leakage, damage, and long-term maintenance risks
6.Drainage system deficiencies:
a.Non-compliant drainage with discharge onto driveways and floors, along with open, uncovered drain pits in movement areas lacking proper covers, and gratings.
b.Drain pipe duct covers across towers remain open and unsecured, lacking proper grill protection, posing potential safety and security risks.
7.Elevator operation issues: Frequent lift breakdowns, lack of effective preventive maintenance, and poorly managed, undisciplined usage of residential lifts.
8.Gym facility shortcomings: Incomplete infrastructure(false ceiling, AC, windows with nets), poor equipment maintenance and cleanliness, shortage of essential equipment, and no shared list of promised gym facilities despite repeated requests.
The above issues and shortfalls have been raised consistently and in good faith; however, the continued lack of visible resolution remains a concern for residents of Sagar Prime campus.
This feedback is shared with the expectation that these issues and shortfalls will be acknowledged and addressed by M/s Agrawal Builders and Colonizers Co.(Sagar Builder) with time-bound corrective actions so that the Sagar Prime campus can meet the standards expected of a prime residential community as promised to buyers(Residents).
