I would sincerely suggest people not to buy any property developed by kolte-patil developers, but if you have to buy one please keep the following important points in mind.

1. With this builder you get what you see in the best case scenario. So buy only ready-to-move-in absolutely complete properties and that too after getting the properties checked for construction and quality. Once they receive any amount of your money THEY WILL NOT DELIVER.

2. Once you have paid your hard-earned money, they have what they want and no power on earth can bring back what you have lost(money, energy and time) and what you are going to lose(peace of mind).

3. After they receive any amount of your money, do not expect the developers/builders to meet any time-lines, rectify any defects in their work, deliver on their promises(flat or amenities) and to value your hard earned money, time and existence. You can neither withdraw because you cannot get your money back if you do, nor, will you be happy to put any more money seeing the state of things. You are doomed.

4. Be prepared to see terrible seepages, broken or detached tiles, broken taps, broken doors, broken lifts, water logging and water shortages to name a few that we have experienced. They will teach you to value the little comforts in life when they are available and to be thankful that after paying you have at least a property in your name(if and when you posses one)

They do not construct, they create -> problems, headaches and nightmares.

Dealing with the folks from Kolte Patil, especially in Bangalore, was a nightmare. Every email of mine was an escalation. While there were some folks, mostly in Pune/Mumbai who intervened occasionally, their attitude towards getting basic things done(requirements, not favours), was nothing short of a nightmare.

In short if one ever has the opportunity to pick up a Kolte Patil property, however good the price, I'd suggest to RUN. Not worth the mental pain.

No Power connection, Faulty sewage plumbing, all this after paying a premium!

The owner had just completed interiors and even before house warming ceremony, when he opened the door.

The house was full of sewage due to faulty plumbing.

Due to faulty plumbing wall and ceiling are often wet even in summer

Water Leaking from Garbage chute into the parking is disgusting!

Construction of Mrabilis started in 2013 and even after Seven years in 2020, 80% are still waiting to get there homes, there are no deadlines. You might be dead waiting in the lines!

Absolute ruffians are running the show they have no idea what a customer means. After they take your money they will forget to ever respond to you. You can escalate to the CEO's office. NO RESPONSE. I am not talking about days, 6 to 7 months and no response

I was looking for a flat in mirablis bangalore and deposited 50K to them. later I was not interested.

They are not returning my money and its been close to two years now.

Dont trust them blindly they will cheat your money.

Hello, Interested buyers, BE ALERTED for LandOwner(DRA) Share Units

I would advise based on my own experience, DO NOT GO WITH LANDOWNER(DRA) SHARE if you want to buy a unit in Kolte Patil Mirabilis, there is some dispute going on between builder and landowner due to which all owners from landowner share have stopped registration. Landowner(DRA) is not including the builder as part of the sale deed and giving all illogical answers ideally it should be a tri-party agreement that they are not ready to proceed with. DRA is adamant saying they will only go for bi party agreement. Which is fishy, don’t get trapped go with the builder to buy a unit. This is already gone in RERA for getting justice, stay tuned for more updates.

Still, I would say go ahead with Builder share and its nice property in this area and going to be a nice place for everyone.

I like the location and moreover project received OC for both Mirabilis and Raaga-I . perhaps biggest achievement in this market

I know kolte patil since I was in Pune and kp is really a good and reputed builder.

People should not pay attention what is mentioned by other Builders but must verify himself to take decision. I bought and so far I m happy with builder and expect the same in future

Their projects are in either litigation or poor and unprofessional implementation. As a customer of Kolte Patil, I can say the builder is very unreliable, dishonest and may end up in life long litigation.

Kolte Patil Developers is known for the great amenities they provide in their projects as well as the ample spaces on the premises. Mirabilis is an amazing project and the best part is, it comes with the trust of Kolte Patil. The construction quality is amazing and the amenities are also the best as compared to the other projects in the area. The homes are also built with great quality.

I might say the Kolte Patil project in Bangalore known as Mirabilis is the best project to visit I had visited before lockdown and now I am a happy customer. They just look after the customer satisfaction which is very good whatever they promised me they did it I am happy with there after-sales and before sales service provided, and now I have my own house with the best amenities, lifestyle, and connectivity and I am very happy to invest in this project.
