My Honest feedback!
I was looking at a property near to sholinganallur/medavakkam for the last 2 yrs. My basic needs were - good gated community with amenities, location, best deal for my money overall & quality in construction. I could only freeze 3 communities:-
1. Indiabulls greens
2. Puruva...nkara
3. Embassy residency
A. Overall deal (price) – both option 2 &3 above were north of 4500rs per sqft.
B. Location – it has 60feet road & 40feet internal roads which will be a boon for everyday commute on the long run. I could see Nigiris supermarket/Atm/St Johns school & huge indoor game area all less than 500mts near the site.
C. Rental value/ ROI – I also searched on the net & found that phase 1 - 2bhk fetches 16000+rs rent & 3bhk 20000+rs
D. Quality of construction – Construction is by Chettinad & it’s very well done & they are known for some good projects in south.
I had a surprise too & that was like the financial scheme they have “pay 5% & 95%” on possession. Initially, I was at an impression that it’s a pre emi scheme but guess but you need not pay anything apart from 5% till possession
I saw someone mentioning RERA dates saying that some towers are handed over on 2018 & some on 2019, yes, it’s partially true. Why I am saying that it’s partially true is because they have already started handing over one of their towers & another tower is scheduled to get handed over by this month..
I really appreciate the options indiabulls provide as a company, let it be price discounts or payment scheme to its buyers when other developers are making customer speak for hours together to get a mere 50 to 100 rs discount & hence I thought I should write a review to let the potential buyers know the real scenario.
Moreover, don’t go buy my review or other reviews… I strongly recommend you to directly visit the project & take a judgement by yourself. if you feel that my review is genuine then give me thumps up

Hi, I own an apartment there & I booked here in Indiabulls Greens after close to 1 yr of property search. Other Properties which were far inside perumbakkam were also high on the final price even though it is bad in terms of location. Construction in terms structure is complete & I could see couple ...of towers ready for possession (I mean painted & all work complete). Remaining towers they are doing finishing work like laying tiles, plumbing & electrical etc.., so, work is in progress. For me, this is the best location in terms of both investment & or to live or rent out. Also, they are rera certified. Hope I clarified your doubts.
