More than 5000.buyers are passing through sleepless nights since 2016 this is AUGUST 2025 , Flat buyers did not get possesion .

We have booked flat in Xrbia Singapune in Mar-21 now it's Apr-24 and still we are chasing for possession. First they gave us different dates and now they are telling that as per agreement you will get possession in DEC-24 but there are no signs of development of our building and their representatives are telling verbally about developments but do not share any proof of it and when you give a surprise visit not even single labourer was working for our building.

It is not the case only for our building but they have not given possession to any of the building in singapune project and you will find only structure of building raised.

Besides Xrbia Singapune there are many worthy projects which started constructing after xrbia but have given possession.

We have wasted our funds in XRBIA, complete scammer.

Last 2016 I am booking flat in vangni site still (2022)I am not got possession

But still I paid per month interest to bank which is disbursed to builder amount from bank

Don't go through xrbia

Comman man biggest dream is to have own home. I booked my flat with this builder in 2017 but many buyer booked in 2015.

At booking time builder fraud representative/sales person were giving false commitment to give possession within two year. So many people like me booked flat.

Now coming to biggest fraud which builder did. On aggreement day they didn't allow to read agreement.

So we poor people didn't understand this fraud trick. Trick was , they have already mention possesion in agreement on or before 31st month of March 2022.

But we kept patience and now builder saying because of this covid govt gave extension to builder.

Now tentative possession date is feb 2023.

We buyers are crying this builder cheated the honest people. We are paying rent and emi together since 6-7 year. Biggest mistake of my life.

We need help.

I had booked a 1RK in this Chembur central project paid initial booking amount and then paid 400000 towards stamp duty and registration June 2017. From that day whenever I checked they were delaying, registration, no progress at site, zero construction I wanted to withdraw from project there is not a soul who will listen to you for refund. Not one person phones are working, office phone not working, email is unanswered went to site watchman say nobody stays here at site. First Aryamaan developers then Xrbia Developer now heard L and T Realty has taken over. Can anybody share me contact number or address where I can resolve my issue. Called 10 no’s nobody responding line death. It seem the company is absconding. My contact 9833609175

I have my booking in A3-A4 since 2016. Still this building is has not got anything more than a structure and wall.

Please advice or reply if there is any forum of Xrbia frustrated customer where this issue can be collectively taken and actioned as single person is impossible to fight with this type of Fraud builder both financially and with time and muscle.

Word of Caution for new house buyer- In new India never invest money in developing project.only 10 out of 100 will earn rest 90% will repent their decision.

Buy when you physically feel and see the property. It may be little more costly but you will get the worth of your money.

I have booked 1 rk in xrbia chembur central on 15 Aug 2018.i did my registration, agreement everything.at the time of booking sales guy told me 2022 Dec is the possession date.till now thier is zero construction.now they are saying l& t took the project thier are going to be complete the project.now the possession date is 2025.now I don't have a house to live I put all my hard earn money in this project.

After waiting for 2 years to see project take shape, I decided to cancel. Since the cancellation many years have passed but still haven't received any refund. Planning take XRBIA WARAI DEVELOPERS to court to get my money back. Anyone else interested can join with me. Please contact 9819653274.

I was handed over a flat without a light meter. They had mentioned the light meter will be given in couple of months. It has been almost 2 years now. I have been sending emails to every one including the owner of Xrbia. Nothing has been done till date.

Please do not consider any property from this builder anywhere. The build quality is bad. The maintenance is horrible. The staff is not co -operative.

I have booked 2 flats in Chembur Central - IVY project, Ghatkhopar East. Needless to say I expect some sort of status update after having being paying my EMIs on time since Jan 2019. I have not been able to contact a single person on site who can give me the status of the construction which I believe is stopped for some reason for the past 2 months. There is no response to calls, emails or messages from any of the sales consultants who handled my case. Awaiting an immediate revert.

Builder is head of Gang of looters and Thugs. Using the name of the architect Hafeez Contractor they have looted thousands of investors in their first of its type project in Xrbia Hinjewadi. People who invested have been forced to take possession without any OC. In name of the township, they have extorted lakhs of additional amount from investors and gave nothing. These guys are charging maintenance at exceptionally high rates without providing even basic amenities. People suffered for basic facilities like water and electricity. All the materials used for construction was of very poor standard. They promised covered parking verbally but denied later, now there are open parking and few miserable people who are staying here are fighting for same. Pipes are bursting on a regular basis. No shop/school/good road near-by. No taker/buyer of flats. They are now extorting money in the name of maintenance and using for other purposes. They also want to run away after handover society without clearing hundreds of issues and creating pressure for the same.

Its owner is projecting himself as sort of angel of affordable housing, in fact, is cheat of the first order. People should stay away for any of their product forever.

We moved to this property a few months back after waiting a long time to get the possession of the house! When we finally got the possession, we were so happy because we dreamed of making our house a really beautiful space and we could do that with this house, but there is so much of interference from the builders! We have to take their permission to get things done for our house, even for the kind of furniture we can get we have to take their opinion! It is our house! We don't understand why they want to interfere!

Since the very start, it has been seen that the builder has never tried to be upfront with regards to the details that should be formerly provided to the new buyers regarding the buy-in details of the flat and this has created incredibility among the new buyers.

It is high time that the government should start considering regulating the policies that go under the infrastructure built-up and construction besides regulating many of the policies for the developers. It is time to make RERA rational.
