My issue is: for a project in such a location, the price per square foot is high; you’re paying a central tax, but the built-up isn’t massive, so the value equation feels tight. Some of the “sky” amenities sound great on paper, but whether all of them are maintained or used is a question, as rooftop areas are often less practical in Mumbai. And for buyers wanting massive space, these 2 BHKs may seem modest, so not for someone who wants sprawling and open rooms.

Zion is a G 21/22 tower by Ruparel, plus the rooftop perks are what make it a sky-lifestyle address. There’s a sky observatory, lounge areas, pergolas, and even a juice bar. The 2 BHK units (around 692 sq ft) are well-designed with imported flooring and modern finishes. The connectivity is strong because it's right next to Sion Circle and has direct access to the Eastern Express Highway, with it being close to the railway. Security is top-notch with gated entry, high-tech surveillance, and intercom systems. For central-Mumbai dwellers, Zion feels like an aspirational but accessible premium address.

FRAUD WARNING!!

Don't buy any property in any Amit Ruparel's Ruparel Realty projects. He has a bad track record of delivering on projects on time.

Firstly, their head office in Matumga Road Ruparel Iris is incomplete and without OC since past 10 years.

I have myself purchased a flat in Ruparel Zion Sion for which possession was assured in September 2022 but we are still awaiting OC for the same in May 2024. He will just buy time and launch new projects only to keep them incomplete.

They have a good sales team who will talk to you sweetly till you book the flat and then don't even allow you to see the progress of the construction till complete payment is done. They expect you to pay full amount without getting OC and take fit out possession.

Amit Ruparel is a cheater and fraud and his CRM team is same. They are taught to talk sweetly until you buy and then you are not even allowed to visit your own flat.

Even his Dadar project Ruparel Luminaire was launched but now the work is stalled and going on a snail pace. He has also launched projects named Panache, Westsky, Palacio, Pride, Regalia, Vivanza, Primero, Celestia, Pristine. All these will be left half incomplete and people will lose hard earned money.

Save your hard earned money and don't fall to his gimmicks of Gold Coin and other rubbish or else you will only be left with Gold coin and your money will be lost.

I am shocked how does such a bad reputated builder even gets approval for new projects from SRA or other authorities without completing a single project on time.

I have wasted my money. I just want other people to be safe and hence this is just a warning for you. Rest is your decision to get doomed.
