Birla Anayu does come with ultra-luxury pricing, and you’re paying heavily for address and exclusivity rather than the size of the flat you're living in. Also, while the area is top-tier, it doesn’t escape city-living tradeoffs like older roads, limited parking options in the vicinity, and don't let me extend the premium tax on the real estate you'll be paying.

I recently toured Birla Anayu on Malabar Hill, and the location alone had me sold: the 270-degree sea views, the single-tower exclusivity, and the sense of being inside one of Mumbai’s top addresses seemed like success to me. The finishes are high-end, layouts well spaced according to 4, 5 & 7 BHKs, and adding on top of that, the developer’s reputation (Birla Estates) adds to a total confident decision. If you’re buying for prestige, this spade gives all the right ticks.
