The biggest downside of Blue Empire is its inconsistent maintenance, which is a huge hit or miss. The common areas appear worn out and could benefit from better upkeep. On any given day, traffic noise will creep in if your flat faces the road. Even the amenities are minimal, so don’t expect anything fancy. I suppose there's no more to say, because it feels more functional than aspirational.

Blue Empire Complex scores big time in terms of location; everything from schools to local markets is close by. The building has created a lived-in, community vibe that feels reassuring if one of your criteria is a supportive neighborhood. The flat that I chose has good ventilation, which is rare in this pocket of Kandivali. Talking about the basic amenities, the elevators worked fine during most visits, and everyday cleanliness is maintained. To put it in simple terms: It’s practical and straightforward.

Atul is a well known builder in Andheri East but from my own experience he is not a trust worthy builder. no value for his own word.have dealt with him for blue monarch project in Marol.

This marketing representatives quoted some price without the knowledge of the builder as per them which I find strange.maybe some under table work not sure.every moment they changed rates as though flats are being sold in the stock exchange.i do know that property prices change but not every second. Also found out that he still doesn't have approval for 11 floors of blue monarch while he is trying to construct the same.he is selling flats for which CC is also not received.

No courtesy at all from marketing staff called me for a meeting at 5 pm to take token amount and at 4.50 pm he was at his desk but when I reached the office of builder at 5 pm the receptionist said he had left 10 mins back. actually he had changed the rate again & didn't have courage to show his face. in 2 days if a property can go up by 800 rs a sq. ft. then its amazing property.anyway its a risk to deal with a builder who doesn't have any value for his word.
