Surprising how such important topics get so little representation on Mouthshut. Please follow the following general rules while buying property.




  1. If you are looking for residential property, first identify the localities which are coming up and shall be ready in 2 to 3 years time. These are the sites where property would be cheaper as compared to those areas where development has already happened.




  2. Identify builders or promoters who have already a few completed projects under their belt. You can have a look at those properties to get an idea about what you would be offered.




  3. Compare prices between similar properties and ask for construction details like flooring, kitchen, fittings and other amenities.




  4. Insist on knowing the exact built up area or carpet of the property and also the gross area or plinth area which includes the'super-built up'.




  5. Ask for appropriate documents of authorization from the municipality / city's development authority, plan sanctions and land conversion legal documents wherever necessary.




  6. if you are buying land make sure the title is clear and there is no ambiguity over ownership.




  7. Check for proper approach roads, ensure secured electricity and water connections, ensure that well laid out drainage, sewerage and garbage disposal arrangements have been made, is there any industrial pollution etc in the area, level of developmental activities of the area - adequate public transport facilities and other vital amenities like schools, hospitals and shopping avenues.




  8. Verify the specifications given by the builder regarding including quality of construction and availability of drinking and potable water, assess the natural lighting, ventilation, water connection & sanitary connection status of your prospective property and check up common service area charged and their responsibility.




  9. Check for the crime record in your vicinity with the local police station. Sometimes the police officers are surprisingly helpful in being forthcoming with appropriate data.




  10. Very importantly, check for fire safety, earthquake resistance, parking facility, lifts, alternative conduits, staircases, roof accessibility and safety.
