Welcome to Amanora with your own risk :) I am staying here for last 6 months as rented and I will
tell you pros and cons of this township. Actually, looks like people don't have proper forums to share their thoughts, nevertheless mouthshut is a good one.
So if you want to buy flat in Amanora township, there are something that
you need to know.
1.You are leasing the flat from township and don't own it..the lease is some 99 years and gets renewed by paying 1 rs as renewal :), means its just a lease for life time and you can not have the control, nor you can form a society.
Since you just lease it, you have to listen to township authorities and follow their rules.
Despite you pay one time maintenance in flat cost, they will charge you monthly maintenance which is quite high.
If they take high maintenance does not mean they put great efforts in maintaining everything.
There are cases where some clusters were promised some number of towers and then later few more added to share the same little amenities that cluster owns eg: Originally aspire tower were 10, now 2 more are added by builder. Trendy towers were 3 , 1 more added by builder, this puts questions on the trust of the builder.
6. The buildings are delayed beyond imagination, builder promised 9% delay charge will be paid but denied to pay.
Amenities are not available to flat owner, the only amenities are your cluster amenities like children play area etc.
The rate at which buildings are getting completed, it will take 2020 to finish all the buildings in township (hopefully) till that time you will hear noises till late night of construction, lot of dust around, heavy vehicles like trucks running , dropping sand and pebbles
Trendy towers, future towers and many such building are almost 2 kms inside from the main amanora mall gate, there is no auto facility when in emergency, so you will have to walk all the way :). There is an internal bus that runs which chargers nominal, however the frequency is every 30 mins or so..
There is only 1 shop, so you are at discretion of only one shop and items in it.
Electricity is pre-paid and every month 100 rs is deducted as facility charge even if you don't use it.
Same is with piped gas, 100 rs gone every month.
Internet you can take only provided by them (ion net), so is tv cable (now they have allowed airtel dth)..but why not all?
Water is paid, as they say they have their own filtration plant, but come on, 400 Rs per month if I pay for water, I can very well buy a bottled water.
There are very few pros:
Greenery is good, I mean the road side trees and the area around lake is good.
Construction looks good, but maintained in shoddy way..and what they promise of 1 year of free maintenance is something they try to avoid or delegate.
So basically you like to stay in under construction townships for long time, with someone controlling what you do , what you chose while you pay for all this, and you enjoy this by consoling you have a great lake and greenery around then this is the township for you..go buy it ..sorry lease it.
