Bad, faulty & under designed construction, water supply, landscape garden issues, entry/exit issues, swiming pool & sewage treatment issues and many more during handover. Never buy from SRIJAN.

Srijan is a well-known cheater in Kolkata in the real estate segment. Don't buy flats from Srijan Or else you will blame you whole life for buying flats from Srijan. Still have doubts. Then pls visit Eternis, Eternia and other projects done by Srijan. But remember don't visit those flats along with Srijan's fraud management team. Talk to people, check the reviews, check with legal authorities how many charges are being reported by flat owners against Srijan.Then u will realize the fact. In short Srijan realty is a THIRD GRADED Real Estate DEVELOPER.

1. Project quality is pathetic. Within a year of handover, you will get the following:

a. Floor tiles are getting stained

b. Lift body is getting rusted

c. Lift lobby tiles are coming out

d. Lot of leakage issues in bathroom

e. Waste pipe leakages are everywhere, while walking through ground floor, you may notice it.

f. cracks and damps everywhere

g. 50% of the project will consist of gypsum or cement board and they never think of a sustainable project, which actually increases the maintenance cost of project and saves builder's money

1. Post Sales: -5 Star, once you buy the property, there is no body who will guide you. Post sales team of Srijan is so pathetic, that they will keep no means untouched to grab money from you in the term late payment fees, guarding fees etc, etc, etc. Even if during the possession you found lot of construction issues like void tiles, tiles coming out by two fingers, damps everywhere etc etc, and you refuse to pay them the final amount until it is fixed, they will not do there work for 6 months, and after that they will fix it and claim a late payment interest and guarding charges as well.

When SC already gave a verdict that builders cannot sell open parking, they are selling it like pro.

Verdicts: Say no to this cheater builder, they don' have any ethics. The only thing they can do is grab your hard earned money at any means.

Sales department staff have no liability towards the client once it is sold. The account department will send you all wrong account details.Then all of a sudden they will send you a notice of termination of sale, when you are alreadypossessing no dues possession certificate.Very pathetic experience with Srijan REALTY project.

If you care for your hard earned money, you should think twice before investing it here. I got completely ripped off in the name of independent parking, swimming pool, club house etc. The first photo attached here is the condition of my open parking space for which I paid 4.5 lacs. The other photo is the children's play area. There is zero maintenance. The swing for the kids broke 8 months ago and never got replaced. The third photo is of the swimming pool which is not much bigger than a standard butub. Oh! did I mention that the pool was never opened for the residents despite the fact that people started staying here since 2018. The gym has 3 treadmills and few weights for 200+ people. The clubhouse was never unlocked. Srijan will take 3 years advance maintenance at the time of purchase at a rate of Rs 3/ square feet. However, they will start sending you maintenance bill just after 1.5 years because the remaining maintenance advance will be utilized when residents' association will be formed(which is most likely to be a very distant future). I paid 50 per sq feet for the diesel generator. The only small detail they forgot to mention that the generator does not have capacity to serve even half of the flats. The power goes repeatedly on and off while running on the generator. Srijan has not paid the municipal taxes on time and hence no one was able to get their mutation done. Be ready to be ripped off if you book a flat here.

I bought a flat in Greenfield City. It was supposed to be handed over by Dec 2019. It is now June 2021 and i haven't yet received the possession. Moreover, they are charging a huge interest for so called late payment.

See the pictures and then decide to invest your hard earned money here, this is the worst project of Srijan group. From the advertisement you will fall in love with this society but once will purchase a flat you will come to know the cons.

Mark my words , stay away from srijan , me n my family suffering badly , bogus interest charges , no response , unprofessional , once stuck you will just regret , avoid eternia project as it’s very poor quality construction .

Eternis has a very unprofessional and rude team , quality of construction is very poor , lots of cracks and poor furnishing in their project , even owners never respond .

I booked a flat in Majhergaon and cancelled it on 31st November. It has been 2 months and i am still not getting the refund. Everytime i call, they say that it is in the approval process. Complete fraud way to earn money. Pathetic experience. They even shared a helpline mail id which is not even valid.

Greenfield is the worst project of kolkata. srijan is the worst and totally unscrupulous developer.dont come to greenfield, it is real time hell living at gfc.

The area in which this place is built is such a remote area. It takes a lot of time to get to work because rickshaws and ubers refuse to come here.

The area where this property is build is right near the railway station and we constantly can hear the sound of the train, even at night, which is really loud and makes it diffcult to get any work done and even fall asleep at night!

The builders have not shown us the non-agricultural land document. They have shown us all other documents though and this caused us to become a bit suspicious of them.

The carpet area of this place is quite small because their 2 BHk rooms have a carpet area of a 1 BHK room and charging the same price.
