I have really bad experience with this JAIN. Worst ever customer service. Cunning sales executives. I was wrongly guided for a flat. after looking the actual pictures, it is completely in a different way.

With in one day, I have cancelled my booking, from that day, they didn't pay back my booking amount. I almost called 100 times so far.

It's been more than 5 months. They are not even giving the higher officials info.

We cant give negative stars so im forced to give 1 star

I have never such irresponsible organisation in my entire life.

why I am saying "Organisation " because everybody starting from Branch Manager Rithika to Sales Executive, everybody so rude to customers.

Irrespective of so many calls /emails as they are so stubborn, least bothered to answer calls / reply.

Quality of construction so Poor &

they don't updated their CRMs regularly, after paying 90%(7th instalment)receiving calls from collection team regarding 4th, 5th Instalment, thats quality of their co-ordination in departments.

if we raise voice on quality of construction they least bothered & behaved so rude with us.

they not even considering there is body called "Consumer forum".

They don't stand on comitments, just it took around 10 years to partially complete a block

2)shameless management, aim at collecting penalties, for their delay in handover of flats

3) Till now they didn't gave Occupancy certificate to residents and they don't have NOC for fire etc and many other things

4) lifts are so standard that - not sure where it stops from 1-13 floors, imagine person taken in 9-12 floors, gone case. Not sure if it starts when stops. Just one month back lift was started, quality was up to jains standards

5)quality of construction and other facilities is six Sigma not positive, a complete negative six Sigma

6) collect money first, don't stand on ur words/promises, inturn don't be available for customers of flats to discuss and resolve the issues. Most shameless creatures on world. Sorry word 'shame' I am making u more shame by comparing with them.

7) all flat owners frustrated and irritated, I urge better stay in rented house instead of getting fooled, irritated etc and welcome u if u want to join one more bàkra in group

This builder has started this project in a prime location right on main road, however failed to win customers because of the delay in the handover. This doesnt come under RERA so they are taking their sweet own time to complete the project. The worst thing is the behaviour of the staff. When you go there you will see all liquor bottles and also smoke leftovers in the office . It looks ugly, horribly maintained. The staff is least bothered about whether you buy a flat as a customer. Not a customer centrist and dont keep up their promise of handover.

Hi,

I have purchased a flat in Jain's Salzburg. The first thing you will notice is less price than other construction companies. Wait a min. Don't just fall in the trap. Only the prices are not less everything you will get here is comparatively lesser than other societies. Here is my list of pros and cons.

Pros:


  1. Less price and prime location.





Cons:



  1. There are two heavy-duty power cables inside the premises. Which is a matter of concern for residents?



  2. No proper POC.





You won't find any proper point of contact. Noone in their office knows about the construction. If you purchase one flat here then be ready for the following issues.

i) you won't get details of your flat at any point in time, after purchasing.

ii) You have to call their office N no of times, to get a response. Wait. Did I mention a negative response? Yes, it's true there won't be any positive response at any point in time.

iii) You will be called several times by different persons to inform them about the amount you paid because the CRM team knows nothing about CRM.

iv) Ready to face rude candidates and stressful responses.

v) Don't expect an email response from the CRM.



  1. Heavy penalty for any sort of delay in payment.



  2. No proper maintenance. They have installed a brand new lift and that's broken repeatedly. Many times customers stuck inside the lift and they were rescued. Yes, Rescued.



  3. Lots of mistake in the paperwork. The name of the project and the owner's name are wrong for many owners. Even though you request Jain to solve this, they won't even listen and won't give you any reply.



  4. You may purchase a flat for 45L but you will end up by paying 50L.( This doesn't include any loan calculation)

I paid token amount of Rs 1, 12, 000 and due to urgent family issues had to cancel the booking in January 2nd week 2020. When I paid the token amount and got the receipt, there is a cancellation policy printed on the receipt which says - if on cancellation, I will get the refund with in 20 business days. I agreed to a penalty of Rs 25000 for cancellation.

It has been 6 months since I canceled and I still did not get the refund. I canceled booking in January and as per policy they should refund by February.

On top of this, the sales people block apartments with nice view, and which are on top floor, and charge higher than the quoted price. They talk as if they are doing a big favor by showing such a nice view apartment. The additional amount is shared among the manager and sales employees. I was shown such apartments and that's how I came to know about these unethical business practices.

Be careful before you buy Jains apartments. The sales people are extra nice till you pay the token amount. After that, they never respond.

Jains carlton creek apartment management is worth negative stars. I am sure I will never again look at any Jains properties.

I will pursue legal action to get the token amount refunded.

I have bought a flat and paid 75% and waiting for the flat for more than a year after committed date

There are issues that builder has with the association and hence failing to delver my apartment as per agreement.

However observed a shady behavior of Jain, right from MD till the marketing agent.



  1. When I wanted to cancel after the intial 10% payment, because jain then told me I have to pay for maintainence for the last year though I did not even sign the agreement which was neven informed earlier. Jain simply sent a mail that they will hold the entire 10% i.e . 10 lakhs even before the agreeement



  2. Issue to deliver as per agreement is on Jain, but he still says we cant deliver this flat and tried to sell bigger flats after an year of discussion and hikes the prices. And this he says as if he is doing a favour



  3. For other changes, I said u have agreed and I have bought there is an email. He simply said " u might have bribed my employees to get this mail . I cant honour any mails" . This was stated by Sandeep jain who is the MD himself. and the marketing team says at the time of agreement "any changes we agree will be out of the sale agreeement and will be done as changes" .





HOW DO WE WANT TO BELIEVE A BUILDER WHO SAYS I DONT BELIEVE MY EMPLOYEES? CLIENT IS BRIBING THEM? He does not confide in his employees. Why should we believe this builder? He is trying to escape stating my employees will commit anything to do a sale.


  1. one of the persons bought and gave an inital advance and immediately cancelled it within a week. Still he did not get his money and is still requesting Jain.





5 IF you want ot let your hard earned money into a gutter, jain is the way to go. I am literally suffering . I ahve bought 2 tehr flats but never faced this kind of attitude . Jain tema has a setiour attitude issue and onlyy beleive "We are alwyas right " and harrassment to the customer is their right once they recieve the money.

I have proofs for everything said above but am still struggling for an year.

I(Puneet Bansal) bought flat in Jains Carlton creek PHASE-1 in 2013. Let me share the horrendous ordeal that I have to face till today:

1) Paid complete amount by 2017-Jan. The expected delivery date given to me was Jan 2016 when I booked the flat in 2013: there is significant delay in project and is still far from complete

2) I got the flat without Cooking Gas meter: which is still not installed as of today( 7th July, 2018)

3) Got the possession in Aug-2017 with so many visits and reminders. They called me again and again stating that flat is ready and every time I could figure out that something was not complete

4) As of today, I have not got the physical possession of the car park for which I paid 2.25 Lakhs and got the possession letter. I am still chasing them and there is no response from them.

5) The HYDERABAD operation is managed by Ritika Jain. She is a novice and does not know how to address or handle clients or their grievances.

6) The project is far from complete and believe me whatever they promise, it will always be false.

My recommendation is that you invest in a reputed builder like Aparna: they are worth the additional cost as they have far better reputation and track record in completing and handing over the projects.

NEVER BUY PROPERTY HERE!

They initially told me that few weeks of delay from bank is fine(through phone). But at the time of payment they are charging delay fine. This builder is liar and will surely frustrate you. Customers buy flats with some dream, but builders like these play with customer's emotion and trust.

Location is very good, but the builder is one of the cheapest people I have seen. Whole Owner's association is frustrated with builder. The quality of material used isn't of good. Before buying the flat please meet someone from owner's association. Always review you agreement/any document with any lawyer, and keep track of each and every conversation over email. Never ever rely on phone conversation.  PLEASE BEWARE! THIS BUILDER WILL SCREW YOU UP BADLY.

I haven't come across such pathetic, unprofessional and nonsense costumer dealing earlier.

At the time purchasing flat, marketing guy, and at the time of signing the agreement, the branch head-Hyderabad told us in Sep-16 that they will entertain internal modifications in the flat. Now when we put request for not erection of internal walls of one room, they are telling no civil change is possible. Although this removal of wall is not going to impact the strength of main structure, and also there is no additional cost involved(rather less cost of not erecting wall and doors) as in my flat there is still enough time to erect walls, but these guy are just indifferent with customer convenience and requirement. We tried to reach through phone/mail but seems these guys are not on the earth.

I got a costumer portal link from them, once we logged in, it was total mess, nothing was updated. We raised complain for rectification and no response as usual. When we contacted Hyderabad office, they are unaware about this link. That is the level of professional acumen you can expect from them.

If you call Hyderabad office, no body will be there to respond your query. Everybody is either busy with customer(bit surprising that they also entertain costumers!) or out for lunch. Reception guy will take your contact no. to call back, which never happens.

I am bit afraid of their services now and more once we will move in JCC.

This group construct houses very stylish look and attractive. Flats are looking awesome and first thing is parking place it look very beautiful and very comfort to park vehicles and they maintain very healthy environment there is no negatives in this construction group response also very good doors and all infrastructure in the inner side is very good and they maintain good quality every customer satisfy their construction skills and main thing is kitchen and bedrooms are very beautifully design

Inspite of many projects they have under them, they can not be trusted. One of the reson is the members here have very bad attitude towards the customers and have got very bad reputation here in hyderabad.

Second reason is that they charge a very high rate in their deals of plot and houses. So very bad customer service they have.

And the staff here are more interested to make profits than to listen to their customers. Do not go for them.

We are struggling to get handover and possession of our flats. Sending mails and calling them, they never reply for any communication. First you need to struggle and running behind for months to complete the remaining work in your flat so that your flat is ready for handover. After that new story starts with final payment demand letter and they start playing tricks to avoid delay handover penalty. In my case, they first tried to cheat with tampering the earlier signed documents which I caught them red handed. Last week I received the final payment latter and I was totally out of control on seeing their final payment due, in which they are asking us to pay delay penalty instead of penalty from their side without providing any delay proof to us.

It has been the most painful experience for me. A total loss of 2 lakhs for the delay the caused. Customer experience is so bad. you literally want to kill them. The management is unresponsive and they know they are cheating customers. I was a victim. Do not become one! They blatantly lie to customers, manipulate the documents and they can go to any extent. If you still want to buy here, I'm sorry for you!

This is very delayed project. Before buying the flat till that time only you will see smiling faces of their team, after that you will not able to smile.



  1. This company has not stable MD in hyderabad office, they have changed 3-4 MDs in last 3 years so that customers do not have anyone to reach for complaints.



  2. They will send joint inspection emails even when they have not fitted main door in your flat. Now think what will be block condition when they are sending joint inspection emails. They are trying hard to save penalty here.



  3. Any bank related work will require you to follow up with them like a government office. By the time your work will be done, you will also be done.



  4. No courtesy in taking to existing customer. I have been scolded by Mary(their customer care) 3-4 times on the phone.

The project is taking hell lot of time and I am really scared to see the pace of construction at site.

The worst part is no one is taking responsibility of this and everyone at the site including the project manager is blaming the management for not supplying the materials on time. According to him the first phase will be ready by 2017 and the full project by 2020 if everything goes well. According to the manager Mr.Joe, the project is completed and will be ready in the next 3-6 months which is quite evident that it is impossible.

No floors have been casted, no brick have been laid, water and when some one like us asks about it, they will give a counter offence by asking late payment charges or they will cancel.

Knowing the facts shared by their project team, I dont think I can continue in this project nor I will suggest it to someone. A strict no to jains carlton creek and if possible someone help me out to come out of this.

Hi everyone,

I bought a flat in Jain Housing Carlton creek in Hyderabad.

I just want to share my experience and doubts on Jain Carlton Creek.

Let me start with the bad Experience(Which most of the people need)


  1. Anil the Operations head: The way he deals with the customer is worst. he never listens to the customer. If you wanna buy a home in Jain. You should just listen to him, what ever he says customer should do that. In short I can say he will suck the blood of Customer in all the ways.





2.Customer Care: The worst customer care which I never found in my life! The worst C Care Executive ranking goes to Mary(She never listen to the customer) . She says/do what ever Anil(Operations Head) says.



  1. No Proper co-ordination between the Marketing team, EN and Customer Care.



  2. Jain People never help you in any Issue E:g: Banking, Showing up the documents etc



  3. No Co-ordination between jain MAnasultangement and Bankers





it goes on .

The only Good  is .

1.Location(Carlton Creek Location is in prime Location)

The Bad:



  1. No Quality @ all .



  2. They use cheap Material,



  3. Cheap workmanship



  4. No Customer care @ all



  5. Cheap builder
