I am writing a review for Ansal Valley View estate, GGN-Faridabad Road, Gwal pahri Gurgaon. I believe this review will be helpful for both buyers/sellers and tenants.
These apartments are divided into two categories-
BSF towers(T7, 8, 9).
Ansal towers(all others)
Background:Indian Government allocated some land on "Gwal pahri" to bunch of BSF employees. The purpose of allocating the land could not be determined. These employees did a contract with famous builder "ANSAL API". As per the contract, builder had to build three towers for BSF people and could use remaining land for his benefits and purpose.
The builder built and handover these towers to the aforesaid party. Now story started when BSF employees lodged a case against builder. Highlights of the agenda in this case are:
Ansal-API had to build hospital, community hall, school in the premises, which can be used by all the residents of BSF towers and residents of Ansal's society(if any) .
Ansal has build two towers more, than permitted number of towers.
etc.
There are several other clauses in the application including objections on Commercial complex. I would like to finish this point here and proceed on day to day problems, faced by residents and owners.
Issues with BSF towers:
To sell/buy a flat in BSF towers, the one has to be a member of BSF personnel or shpuld fall under some special categories.
All the members in welfare society for BSF towers are influential retired army personnel, and they do not let other people intrude in their operations.
Reselling a flat in BSF towers can be very difficult due to some legal obligations.

Maintenance is not up to the mark as associations is dodgy.
Power back up does not work most of the times.
Despite of all these problems, some cunning real estate dealers like Metro Properties, NCR heights etc has dragged people in buying these flats.
Other towers in comparison to BSF towers
well maintained
no legal issues.
Common pros and cons:
PROS
- Cheaper as compare to Properties in main Gurgaon.
CONS:
Although rental can be lucrative for apartments with this quality, but when u start living there, you may feel the overhead of extra travel very irritating.
Dealers encourage owners to evict tenants, within one year, as per the agreement. The main reason may be their commission in the deals.
The dominating local community controls security and functioning of RWA. Sometimes it become very difficult to ignore outsider, s drinking in open and ogling residents.
Advise to buyers:
Do not deal in BSF towers.
The flats are overpriced these days. I would recommend to invest in other parts of Gurgaon.
Advise to tenants:
Think twice before moving in to this society and beware of greedy dealers,
Advise to owners:
Dealers are very smart, do not let them make a fool out of you. Think twice before handing the authorities to dealers.they misuse them.
