Yes. It is very much true. Skytech Constructions has already messed up this project by charging additional Rs. 10 Lakhs on the name of possession charges than the agreement price. These illegal charges recovery is combined with the worst quality material used in the flat by Skytech. Some Buyers had ...to paid this amount and took possession as they were afraid of builder threat of filing criminal suit against them. Builder used his money and muscle power and registered FIR against several buyers. Based on those FIRs he also registered fake cases at Delhi District Courts. In India it is known fact that district courts can easily be made biased by powerful people. There were several incidents when heavy plaster of roof in the rooms come down. By god grace nobody is hurt due to those incidents. Water, electricity and many other amenities are in worst shape in the society and residents are feeling harrashed. Due to such issues people are not taking the flat on rent even though rentals are down by 50% to the present market value. Last week a 1450 SQFT 3bhk flat was given on rent just at 12000 including maintenance charges (of Rs. 8000 a month). So effectively owner got only Rs. 4000 from a 3 bhk flat due to extreme high maintenance charges and low credibility of builder. Builder is charging about Rs. 6 to 8 psft on the name of maintenance charges. This amount exclude power backup fixed charges of Rs. 1200 per month + per unit charges. Many buyers have chosen not to take possession and claim refund by approaching NCDRC due to extra high charges and above incidents. Also want to inform an interesting development to all. M/s Skytech Constructions is the developer of Skytech Matrott in Noida Sector-76. The building is nearing to possession in the next 3-4 months. The project is delayed by 1.5 years. When buyers heard that building is nearing possession, many deci...ded to check the quality. In the society premises they observed lots of irregularities regarding safety features along with bad quality material inside the society flats. Some 50 buyers went to meet the management at Sector-63 office of the builder 10 days back. Builder told them that things would be taken care of including penalty for delay. Builder asked each buyer to register his name, flat no. and address. Last week, to the surprise of each buyer, they recieved a legal notice from a lawyer with the claim of Rs. 25 Lakhs for defaming his Client M/s Skytech Constructions under IT Act and some other act. They contacted the builder who refused to discuss anything face to face. I know some of the buyers who are disturbed after this notice. Need suggestions on this forum, how to tackle this situation by them. I feel we all should support them in their struggle.Read More
