Project Quality vs. Execution: While their projects are generally good, the execution and delivery are subpar.
Poor Post-Sales Service: Their post-sales service is the worst.
Unjustified Interest Charges: After fulfilling the first few demands, the accounts department starts sending demands with random interest charges, which can accumulate into lakhs by the time you receive the final demand. This occurs even if you pay all demands on time.
Restricted Flat Access: Post-booking, they will not allow you to visit your flat until possession. They cite safety and security as the reasons, but in reality, they want to hide the poor quality of construction and the use of substandard building materials like cement, iron rods, branded but poor quality lifts, poor door locks and tiles.
Inferior Tile Installation: The tile installation is done poorly. In some projects, like Eternis, flats have serious issues with hollow floor tiles and common area wall tiles, which begin to crack soon after moving in.
Lack of Wall Plastering: Ensure you get a written promise at the time of booking that they will apply plaster on the walls. The builder has a reputation for skipping plaster and applying putty directly on ash bricks.
Random Parking Allotment: Parking numbers are not assigned at the time of booking. Upon delivery, they randomly assign parking spaces, often far from your block, claiming they follow a lottery system for parking allotment.
Water Treatment Infrastructure Issues: They fail to provide essential water treatment infrastructure. They do not install water softeners for the kitchen and bathroom, leading to damaged appliances, hair fall, and skin rashes. For the STP, they fill the tank without ozone treatment fittings, rendering your bathroom unusable in the morning. The worst part is that they are fully aware of these issues.
Poor Use of Maintenance Fund: The maintenance fund is poorly managed. Essential services and upkeep are often neglected, leading to deteriorating conditions in common areas and other facilities, despite residents paying significant maintenance fees.
