Mahaveer group is worst and unprofessional builder , most pathetic builder in Bangalore. Check rera website , filled with more than 150 complaints against Reddy structure, Reddy shelter. Almost all mahaveer projects have no OC , projects get delayed by minimum 5 years. Celesse, trident, ranches, horizon, carnation. Check these, all projects delayed. Mahaveer has defaulted, banks have stopped giving home loans too.. request all buyers to beware of this fraud builder. Even their employees are not paid properly, visit Richmond road office on weekend, you will know the truth. This builder should be blacklisted , many are seeking remedies in various courts and fighting legal cases against this builder. So beware guys, don't waste your hard earned money.

I have served notice period still they are doing settlement for employees. They don't care customers. They want only money. Quality less projects they are doing l.

Presently I am fighting in honourable State consumer court .

I have determined to take up till our Supreme Court, if I don’t get justice .

I have taken up this for myself & my fellow people who have also lost their hard earned money , mental agony from the delay & their family dreams shattered for the deficiency of service from builders who think laymen can never raise their voice.

Waiting for peaceful possession from June2018 for phase 1 , with OC & promised amenities.

Pathetic to say electricity itself is temporary provision till date ,

Not returning booking amount, worst management, lots of issues, sales team lying for everything once you given booking amount and cancelled booking then they will not pickup call and not replying on mail. I am sending reminder mails for returning token amount since 3 month but not reply on mail. If anyone read google reviews of all mahaveer project then you will find this is a common issue for all projects. So I will request everyone don't waste time and money here even management not bothered about negative reviews in social media.

Un professional, lots of issues like dispute Land with BDA, OC is not received since2019, once given token amount and you cancelled booking then they will not reply on mail and calls.If you writing negative comments in other forms like FB , Google reviews they will delete reviews. Lots of people following for refund but they are not returning money.before given your hard earned money think 100 times.it will save your time, money and mental torture.

Before given token token money check Google reviews properly.

And Mahaveer Ranches management don't underestimate the power of common man.

You can hold token money but it's impact your business also don't forget.

Worst management, everything having issues, before booking read Google reviews, Land dispute with BDA, once you given token money they will not reply on mails and calls. Thank God i cancelled booking.

I am am existing buyer of their flat in B3 tower. Living there since about 2 years. It's been 4 years delivery delay and their management is rude and arrogance. We haven't got any amenities and struggling daily for basic necessities like Electricity and Water. Most of us are planning to sell the flats and leave. Let's call it investment went bad.

Mar 2022, we don't have proper working lifts, continuous water supply or electricity. They have got consutruction line from Bescom and providing to residents at charges.

About 100 times people have been stuck at lifts and have been rescued after hours. Kiran defense is "atleast they did not die".

PMD folks like Kiran and Rajesh go and threaten individuals and residents who complain against them. Nagesh is their PMD and I will tell u that a vegetable is more useful than him. Every day residents are putting up protest since 2 years but nothing changed.

They fool new customers with sales tricks.

Perhaps one of the worst decisions of our life.

I have bought a flat in 2017 within MH Ranches andI think that was biggest mistake I made in my life and I got 1 year delayed possession in Dec 2019.

It has been almost 1.5 years since I moved in but this project seems to be never ending. No amenities including Ckub house were constructed by builder in 2 years and they are just delaying all work and giving false timelines to residents. Most of we residents just lost hope that these amenities will ever get delivered. Basic requirement of car parking is not fulfilled yet. Residents are forced to park cars in deck area where kids play.

Coming to Construction quality - Within 1.5 years of stay master bedroom wall (adjacent to bathroom) has seepage issues which is very scary. Attaching some pics here

Last but not least I am chasing property management team for almost 4 month to resolve seepage issue but no one from Mahaveer is bothered to resolve issue.

I have made mistake but please think twice before investing in Mahaveer group.

Based on the discussion with sales team we had closed the deal by giving them the advance dated cheque for a buy-back unit. But later they started creating a situation that the current owner is not willing to sell the unit. this whole story/situation was created by Nagesh as they got a client where they were selling it for more. Since they got some extra penny from some other customer now the time which I had given them for over 3-4 weeks went in vein and they didn't have the courtesy to tell the truth.

The sales team is highly unprofessional with an arrogant attitude(guess they close their eyes before customer reviews). Don't know how these guys have such kind of attitude though they know their real identities.

It was an overall pathetic experience.

......Never induct pre emi scheme butready to move in....In Pre-Emi scheme 1.builders will pay initially , 2. later they will ask u to pay nthey will refund within a month n 3.finally they don't pay refund for months ......some are lucky to get apartment before step 3.....the wait n follow up are too much and taxing..

I purchased apartment Ranches, hosa road in 2019 and but still waiting for covered car parking allotment and there are many present issues

1. OC not obtained

2. Serious water scarcity

3. Association not formed

4. Poor amenities

5. Stray dog menance

6. Poor maintenance - swimming, lift, security

7. Maintenance fee inclusive of GST

8. They charge separately water tanker, swimming pool maintenance in addition to maintenance fees

9. No transparency in maintenance account

10. Garbage spilled every where

11. security cabins are shabby n dirty

12. Security let's in everyone inside Ranches without checking n all nearby people use Ranches for playground n Beer party with absolutely no control...

Pls see the Ranches site, talk to residents n decide ...it's not worth spending lakhs of rupees in living hell kind of environment... Maintenance is absolutely zero...

I dont even want to give half a tar for this kind of Pathetic Builder.This is a blunder .i took decision to buy house in mahaveer.

They are literally the a.le.

They give so much mental tension for everything.from sales deed to the Handover.The pathetic pathetic Company.U have to run behind 100 time for small single work.also.

No Process follwed.N the poor quality constuction.

I booked a 2.5 bhk in Mahaveer Ranches in 2017, with a promised delivery in September 2019. Till September the builder was saying that everything is going as planned, and now they say that ut is delayed by another 2 years. They have not even delivered all flats in Phase 1 of the project yet. The projects looks very attractive to anyone who sees it, but the nuances are too many, and ut is best to be avoided. These guys don't even have funds for completing this project. I have cancelled the booking because of failure of the builder to deliver, but they are taking half of the booking amount as cancellation fee. For no fault of mine, I am made to pay a cancellation fee, when actually the builder should have paid a cancellation fee to me because they defaulted on completion. And now, in July 2020, after 8 months of cancelling, I am yet to get a settlement on the bank loan and booking amount. I hope you guys are getting a clear picture of the financial mess these guys are in.

Regarding the project, as such, I eon't have anything negative. But if you are getting your flat after 4 years of the promised date, what use will it serve, and who will compensate for the financial and mental torture.

So, there are lot of reviews about this property, some are genuine some are not. Let me address the big issues and what builder has done about it,

So cons are

• BDA land relqunishment

You need to understand few things about this issue, that it is not a title issue, property belongs to Mahaveer group and there are documents to ascertain that. BDA wanted to extend the road hence this area was relqunished by them however they haven't made any road and now that road has been quashed by supreme court, check the new CDP and there is no road any longer. So land ideally should come back to builder, which so far has not. They have given us the buyers an indemnity bond for that. Agreed, that it's a fair issue but what do some research on issues against properties/builders, and you will know 80% buildings are awaiting akarma sakrama to be passed, so that their building can get O.C. In this project, you are going to get O.C.

Project delays: that's an issue, builder is ramping up the construction process however I won't take their word for it.

Pros :

Great amenities

Lots of free space

Good construction quality, brands like kohler, jaguar, Honeywell have been used in their fitting.

On site team is very helpful.

Accessible yet free from traffic noise.

Lots of good schools around.

There are people who have just heard about the issues and have made then public. be smart, make your own decisions. This is a very candid review as a buyer, I have invested my hard earned money here and so have many others. My recommendations are do a proper legal vetting of documents, secure yourself legally when it comes to land issue and delay in project.

If you want to buy your dream home then I believe your serch will end here. You won’t get better dream home than this project. 80% open area is not a dream its reality in this project. I expect will get good appreciation if I sell this in next 1-2 years.

Recently I purchased a flat in Mahaveer Ranches project, the service gave by Mahaveer team is excellent and I am very happy with the product quality. I am looking towards to get the handover, I have seen couple friends who had a flat in Mahaveer group, all we are satisfied with quality and also we feel value for money. Personally I thought to don't buy a flat in Mahaveer group by seeing the reviews in couple websites but my friend suggested to visit the site physically and see the product quality to take the decisions. As I am a Civil Engineer I agreed his valid point, visited the site and finalized the apartment by seeing the project.

Looking forward same service from Mahaveer Team.

Good Project . Mahaveer has upgraded himself from his older projects . Though you can see the older projects are not up to the mark .But Mahaveeer Ranches being the biggest project of Mahaveer group has come up with an upgradation compared to its older projects. Improved since RERA.
