My experience wasn’t that rosy. Some residents I inquired about mentioned maintenance inconsistencies, and that instantly made me cautious. The waterlogging issues around the area during the monsoon add another layer of worry. Plus, hearing about legal/land issues in Powai projects doesn’t inspire confidence either. The pricing is steep, and at that level, you expect flawless execution. Overall, for me, it feels premium but problematic.

Empress Hill has that classic Hiranandani charm: lush landscaping, clean pathways, and a premium feel without trying too hard; all is present in full glory. And the Powai Lake proximity genuinely elevates the vibe; the evenings here are honestly gorgeous. The flats looked spacious, and the quality of fittings also looked premium. Connectivity is A , covering everything from schools to offices within minutes. I walked out with a satisfying feeling like, “Yeah, this is peak Powai living.”
