I found this architect on website @ https://architectsban.webs.com/. And called the number 9886946588 to reach one Vinay Reddy,

The first discussion he envisaged pandora for me and told me he will do it all

Including working with the contractor I had identified and complete our dream home within our time-bound schedule.

Since, we were leasing a house (the lease was nearing completion) and were on tight schedule to complete the construction of this house

He asked for upfront 20, 000 rupees as down payment and complete package for 55, 000 (produced no receipt - even on repeat request) and failed to send the contract as well - which was promised to be sent the same day.

When I insisted that I want to see the contract - he gave some rubbish stating that he needs head office approval and lies like that, and kept me hanging to it for nearly 2 weeks.

After nearly 2 weeks, there was plan shared neither contract in my hand - I began to grew suspicious and called him - he stopped answering my calls and each time he would say he is busy at client visit etc and would call back (NEVER has he called back)

One fine evening after repeat calls, he shared plans of other clients – since he had not worked on my plan as per details shared (nearly about 4 or 5) none of which meet my requirements and when I again called him on that – he would say he needs more time

Finally after another week in waiting, I surprised him and reached his office after calling him – even though he mentioned he was away on phone, guess what he was very much in his dubious office

We had a long chat and I asked him for refund, since he is unable to cater to my needs and has not shared the plan for my needs

He agreed for refund after deducting money (nearly 3-4k) for sending plans of other clients – this shocked me and I was bit taken back, after much discussion (about 3 hrs) he convinced me to continue with him as the architect on condition that he would not traumatize me and make me run around him to get the work done (Foolish of me to fall for it again – I know, but my challenge was I needed the plan quickly and dealing with another architect meant more delay, which I could not afford)

Again, after couple of days he sent some plan that did not match my specifications given to him, again after some discussions for 3 more days he sent some other plan again completely out of line

Shared a contract by email and left out many details – I corrected them all and asked for changes to the contract (as per details I found on another website https://docs.google.com/viewer?a=v&pid=sites&srcid=ZGVmYXVsdGRvbWFpbnxhcmp1bndlYndvcmxkfGd4OjViYTZlOTJiZTcxMDk2NjA)

This time I reached his office again after much discussions and time wasted and met one Mr Sankar (which later on I discovered is the subcontractor who worked for Vinay) since, Vinay himself is not an architect, He simply gets clients and gives it to other architects such as Sankar to get the job done

Anyhow, this Sankar was a fantastic person who understood right away what exactly I wanted and assured to get it done and showed me much needed confidence which I had completely lost after dealing with Vinay,

After this discussion with Sankar, this time I wised up and mailed him a very detailed specification list of my requirements, including room positions and sizes that I am expecting, with some photographs of some houses and interiors I was expecting, bingo! This worked and he sent something closer to my requirements (about 90% there about)

I had replied to him and asked him for changes on the same, to which he outright refused and said he cannot change them, and tried to punt me by including some architectural jargon (much to my dismay I had to live with what I was given, due to shortage of time)

Now comes the time for the column marking layout and foundation related drawings which he was to share for the markings, again after chasing him continuously, he got the drawings from somebody else and without checking shared the center line drawings,

When I asked him for the plinth and column related details, he told him I have to get soil analysis done and only after checking the results he will design the column and plinth related details, I was frustrated to the point and told him that he is delaying things and I do not want the drawings if he will take so much time, since soil analysis etc means losing another day or two (and the area soil is good – my neighbors have it checked and finished construction already)

Immediately after I mentioned that I am proceeding with the work with my contractor and I have no intentions of waiting for the drawings from him, he sent across the mail in couple of minutes, so all along he kept lying to me that he wants to wait for soil analysis and then send the drawings, in fact he had them handy all along and would not have changed a darn thing after the soil analysis. (Bunch of lies)

Then I had to print the files myself from the soft copy shared – I asked him for print out and he refused saying he cannot do it, even when I mentioned I am willing to pay for the printout charges, he did not accommodate

For the center line markings the contractor completed and mentioned about the column size being 8 inch as opposed to standard 6 inch for the plot of that size, and also mentioned about couple of things he wanted to clarify including the position of the sump and other things which seemed not clear to him

Vinay refused to meet the contractor, even though I offered to get him to his office (which later I discovered since, he does not know what to discuss with the contractor – he knows nothing about it!) when I asked him to visit the site and check the markings before proceeding with excavation, he mentioned that he is away for two days and will visit after two days (so work stalled for two full days)

So this time I was almost certain that he was lying about being away – I called the office number (080 - 2571 5044) and somebody else answered and mentioned he is very much in station and had just stepped out for something

I was very frustrated with the numerous delays and discussed with Vinay that I wanted to continue work directly with Shankar, he agreed and the reminder of the drawings were to be provided by Shankar,

That said, Seekan architects banner - has many people working for it and the proprietor is this Vinay Reddy and jalihal associates etc.

Recently I bought a Plot and wanted to construct my dream Home. I searched through the net and I found Seekan Architects. I visited them and met a person by name Vinay. They operate from Koramangala in a small room.

Vinay promised me that he will get me beautiful plan and forced me to make the full payment of 15K as part of first stage services. With the excitement, I paid the Money and he promised to delivers the plans in week time.

Weeks passed and no plans came to me. after repeated follow ups he finally gave me plan which is totally different from what I asked for. I sent lot of corrections and they did not do anything but send the same plan again and again. Really Frustrating. After 2 Months of repeated follow ups I forced to accept his and it was time for the 3D Elevation.

I sent him my designs and requested him provide me a 3D elevation of Similar designs. Vinay does not call back and always I had to call him, After repeated follow up he gave a me plan which was made in hurry and absolutely not according to the design I had wanted. Now He forced me to take that plan and says I have to go for stage 2 Services if I want to change the Elevation. Now He has given me a quotation of 55k for Stage2.

There is also a Guy called Ananth, who calls himself as a Engineer and does not know a Basics about architecture. He will always be in sleeping mode and does not understand or bother about what you are saying.

Also there is one more guy call Jalihal who never exists. they deal with that name

Guys, after 3 Months now I am still in ground Zero and still does not have concrete plans. Vinay reddy who is the owner of the this fraud company is big cheater.

I was in need of getting an architectural plan for my house, I searched the internet for architects who offer this service and found a name Seekan in many places and their web page with attractive designs. That is how I ended up with this'Seekan' architects.

Note: They also operate in the name'Jalihal associates'

After I found their page I called them and the guy who attended the call told me the amount he charges and he insisted me to make the full payment to start working on the plan. I was a bit hesitant to make the full payment to some stranger, so I searched for reviews in the internet, but there wasn't one single

real review on them. All I found was the same repeated text which they themselves have posted. In Google reviews, I found around 10 such reviews posted under the names'masterblastin_156, masterblastin_106, masterblastin_157, Vinay, seekan, seekangroup and etc. Only real name I saw there was Vinay, but later I came to know that he is the owner of Seekan.

I was a bit skeptical after seeing this kind repeated of spams, so I decided to meet them in person to find out what they were up to. I expected a decent office there, but their office is located at a room in a terrace of a house which is located in a congested area. There I met a guy called Vinay who is the owner of Seekan, he convinced me that he would deliver the best architectural plan that satisfies my taste. So I gave the job to him.

Based on my experience, this what happens once you give the job to him;

1. First of all the guy who runs Seekan is not an architect, he just collects money from people and subcontracts the job to an architect. He will charge you more than other real architects and You need to pay the full fee in advance. Once he gets the fee, he doesn't care about you. He will not give any bill for the payment you made.

2. He'll initially tell you that he will complete the job within 2 weeks, but after two weeks he will not even remember about your job and the specifications that you gave him

3. You have to call him frequently and remind him about the job you gave him and your specifications/requirements

4. If you are lucky, you'll get the design after 4-5 weeks. your design will be worked on in hurry and he will send it to you through email

5. Once you received the design you will realize that it was done in hurry and it is not drafted according to your specifications/requirements/taste

6. You will tell him that you need corrections in the design, and he would promise you to complete it with in 2-3 days

7. After two days, if you call him he will buy more time and this cycle goes on for another 4-5 weeks

8. After many such frustrating calls the corrections you have asked for will be worked on in the last minute and will be sent to you through email

9. You will again find that the design was done in hurry and it does not have all the corrections that you asked for. At this point you will be completely frustrated

10. You will go back to him, call him again many times and he will buy more and more time

11. After another 1 - 2 weeks, Your frustration level will reach the sky, and you'll decide to live with whatever the design he has given you so far.

So in the end, all you'll have is just one soft copy of the design that is sent to your email, You'll get no printed hard copies and no painting color choices. That single design you've got will not match your taste or specifications. In another words, it will not be the design you dreamed for your beloved house.

These are some silly excuses that he makes

1. Can you give me your construction plan, we are waiting for it(Though you had given it to him already)

2. There is a problem with your construction plan, that causes delay in drafting the design

3. First we need to sketch rough hand drafted plan, before making the plan in computer. It takes time

4. Architect is not feeling well

5. Architect has gone to his hometown

6. We were busy

7. I gave your job to the architect only yesterday, it will take one more week

8. On top of all, sometimes he won't even attend your calls(If this happens try calling him from a land line phone)

Bottom line is, please stay away from Seekan architects. I would advice you to find a reputed firm and save yourself from high frustration, high blood pressure and high telephone bills.
