Lokhandwala Construction, Mumbai

I was living in Sapphire Heights, but left it due to the high maintenance charges, which I couldn’t afford and were not worth paying. My job shifted to Kandivali, so my friend suggested this complex, which is good, and the flats are also spacious, but the maintenance charges are shockingly high, which is not worth paying, as I checked in other societies, it is less compared to Sapphire. I won’t recommend this society to anyone, as there are many other good options available nearby.

My honest take is that it’s decent, but not dreamy. Traffic congestion around the complex gets real during peak hours, and monsoon waterlogging on nearby roads can get to the point of being annoying; it’s not a deal-breaker, but a drag, especially if you face these issues after a long, hard day. Some buddies in the locality also felt the flat sizes were on the smaller side compared to other new developments for the price you’re paying. And while the greenery is decent, it’s not exactly serene like those glossy marketing pics make it seem. Good everyday living, just not exciting.

I won't sugar-coat it: I did see some red flags upon my visit. The most important one is that there are mixed reports about builder support and handling of formalities, as some residents have had to chase for approvals and documents far longer than expected. And everyday living here means dealing with serious traffic and construction noise around the area; mornings and evenings can feel like a slog just for leaving or returning home for a short trip. So if you’re someone who hates all that hustle as soon as you close your front door, you may not find the peace you seek here.

Sapphire Heights is the most delicate and convenient living space, especially for families. The complex is huge and built with high-quality materials. Also, the apartments are well-ventilated and bright. I have been living here for almost one year, and then left it due to a job change, but those looking for good residential flats, this complex is worth visiting. Not only is the complex but the location is also excellent, offering great connectivity to the major areas of the city and making commuting easy and accessible. Also, the price is affordable compared to other complexes in the area.

I stayed in Riviera Tower for a spell, and the thing that impressed me first was the convenience. The flat has good natural light with proper ventilation, and being near key roads means train and metro links further make life easier, especially if you’re a daily commuter to work in Mumbai. Neighborhood facilities like malls, clinics, and schools are reachable without a long trek. The builder’s reputation is another factor that gives you a bit of comfort over the structure that isn’t half-baked, and on most days, you can just get on with your life without drama.

I lived in Whispering Palms for a couple of years, and what really worked for me in those years was how balanced it felt in those roomy flats; they get proper breeze and decent sun, plus good connectivity via trains, buses, and the main roads for daily commuting are super convenient. The locals living there say the society is fairly well-kept with parks, ample parking, and basic amenities that actually work instead of just being fancily listed on the brochure. Daily markets, schools, and hospitals are also all close enough to walk or cycle to, which made the grind a lot less stressful. For people who want a liveable home in a stable Kandivali-East neighbourhood, this one doesn’t disappoint.

My experience as a buyer with Lokhandwala Constructions – The name Mumbai (should never) trust

Lokhandwala has a long-standing name in construction business and they have built several magnificent projects in past. If you can allow that sentence to waste your money then go-ahead and waste it! Lokhandwala has lost all its charm. They build buildings and they feel that’s their only job – whether or not it’s approved by BMC or environment, other departments. After wasting 3 years and 60 lacs INR, I got a nice looking apartment, but what’s the point when you don’t get permission to stay there.

Yes, the building is stuck for BMCs permissions and environment for more than 2 years now. Builder says that their job is done and they won’t allow anyone to stay without OC. When you ask, who coordinates for the OC – builder asks you to talk to estate agent! What?!? Seriously, they have some really illiterate people at their office in Kandivali Lokhandwala Office – named Ajaz(or Ezaz or whatever is the name spelling) – doesn’t matter since the guy is illiterate.

The most ridiculous part is that if you escalate this delay to their head office(to Kazi, Mustafa, etc.), they say that Ajaz is the final authority. Seriously. Their director is out of country and listens to what Ajaz says. Ajaz says that he is a small man and doesn’t have any decisive power. Their director Yasmine is based out of India, so no way to reach her. Damn – that day I realized that my money went in drain.

To wrap the long story short – If you ever book a house with Lokhandwala Constructions then be ready to drool over the under construction house for atleast 8 years and be ready to beg and plead in front of irresponsive people like – Ajaz, Kazi, Mustafa and Agents(Simran Properties, West Coast Properties, Chirag Badani, etc. in Kandivali east). Don’t waste your money on such stupid investments, take ur family on a world trip instead – atleast you will get blessings.

I have been staying in Lokhandwala Complex in Andheri for the past 5 years. This builder is really one of the best builders in Mumbai. Lokhandwala builders do charge a premium price on their projects but their projects are really worth it. Now my building is almost 15 years old but its condition is very good, they use all best quality materials. They had painted this building with Textured paint which is very long lasting also prevents leakage and hairline cracks.

I had been to the office of Lokhandwala builders for booking of my apartment. Their customer service is also equally good and their construction quality is top notch.

All projects of Lokhandwala builders are a landmark and a status symbol. They also charge transparently which Is their best part and do all dealings in White money.
