Hi, I am being stayed in Lodha apartments for more than 4 years. I felt their structure and facilities are good.


Security systems are really good. But I too agree they have not kept promise what they have made initially. Also, the maintenance charge and other hidden charges are too high. For very rich people who are not much concerned about money, and only want to leave in some luxury apartments can afford these.


For normal upper middle-class charges will be little hectic.

Now its been 2 years, I am living in casa rio . One thing I will say before anyone wants to book a flat in lodha project, take your lawer and a construction worker who you know to the sales office . Lawyer to see all the clause and their hidden charges . Construction worker to check the quality of material used, and how's the work done. Meet some people who are staying in casa rio to know more on this . About the construction- its very cheap material used, even it wouldn't last for a year, one of the construction worker of palava told me this "bohut logo ka toilet leak hua hai, kam aacha nahi hai lodha builder ka, dwar ke papdi nikal rahi hai, door ka lakda tuth raha hai) and so on. But been said that, the overall facilities are very good, but still I would prefer to stay lots of time inside and that has to be perfect in terms of construction.

I am staying with my family at Lodha heaven since from 2007. Now I am shifted to Lodha group, Casa Rio Gold Palava City since from Nov, 2017. Here I have burden free life with 24hrs electricity and water supply. The most immportant thing is environment. U feel good breathing here. I saw my wife is suffering from heart problem, Now she feel here good with fresh air.


Customer Service: Very good, supportive.


Staff Courtesy: Respectful staff a I have seen with bus facilities for drop and pick-up from High way.


This City is build with all amenities.


Three swimming pools for Children, Women and Men.


Having football and cricket stadium.


Its total master plan project from Lodha group.

Lodha is not just a name its a brand, it has very well planned appartments, providing many facilities like 24hr electricity and water. Also well equipied gymnasium and club house with many games. Huge swimming pool and all the daily needs inside the campus itself, security wise also doing well whole area is covered with cctv and rooms are also well developed.

I know about this group since the time of Palava City.Undoubtedly they have planned a smart city in India but every coin has two sides. Lodha has built up smart infrastructure and all the amenities inside the Palava City.Like me many other person has invested there but due to following reason Builder may get the loss of fame because it is the digital world and mouth to mouth publicity are spread.


1.They are delaying in possession.


2.They forget to investors and residents after giving the possession.


3.Palava City Management Association are not doing their job up to the mark.


My personal suggestions to top authority of group to please visit to your city which you made proudly and ask to residents atleast once what is the problem they are facing. Because some of your officer are not doing their job.


Rest, infrastructure, security and amenities are good.

I had Invested in Lodha Group's wander and booked a 2 BHK level in Arctica - E-406, CASA RIO, Dombivili on 14 Aug 2015.

Lodha project in thane was very good with modern amenities and 3 floors parkings the place were they build that was surrounding with mountains. they are giving all luxury facility with affodable price and built quility was very good and structure of also good. this project make thane more beatiful day by day. garden areas of the building was very big where the children paly easily. they offering club house for all and ther sales staff are very good useful for us.

Yes really its abetter group in india its has so much popularity in shilpata its a best infrastructure with good interior ata home and surrounded area is awesome its beutyful to watch this group. yes the flat is expensive but u will feel better while staying there. I m too civil engineer I didnt get but I have to say that it can motivate us to make like this dream house in future. it will grow and earn more hearts of people

This builder services are just on paper, also wtever services they offer you while selling will never be happening in reality, it's way too much costly then other builders also the interior design is not so good, usage of material is not good and this builder is technically looting people by not providing facilities for what we are paying

In few years, I had seen Lodha group, growing up in a very excellent way, huge tower's are coming up allover Mumbai. I had been doing channel partner with this group since long, the service provided by them is excellent, the costomer's once comes to Lodha will surely invest into it, as it is long term investment, as future will be with all big & huge tower's spread in Mumbai, & Lodha group is following the same vision, all there projects are of huge tower's, for all higher middle & upper class, in dombivali they have comeup with the excellent project. nearby riverside, close to nature.

Lodha group is a premium developer in Mumbai as well as in other part of country and abroad also. The quality of construction is excellent and they offer homes for all classes and budgets. They have launched various projects in Dombivili and thane which are of great quality and value for money.


Their high quality is so valued that they are developing many projects in London. The premium project in Worli is Trump Towers which is a state of art construction.


Lodha group has launched a project named Palava city near Kalyan which is a marvelous city spread over acers of land and consists of schools, shopping complex, grounds, parks and much more amenities.


I myself owns a house in dombivili and highly recommend to others

Most of us have invested in Palava, because of brand name of Developer and especially after seeing nicely decorated beautiful flat. As per flat owners currently staying at Palava, the quality of construction is not upto mark. Lot of people complaining about severe leakage problems from the flat above them. The waterproofing is done very badly. The tile fittings are loose and in different color in a lot of flats. Electrical fittings were wrongly done in few flats while few flats the door and windows were not locking in properly. There are endless problems being registered there in the helpdesk office right from plumbing to electrical.

The rates quoted for the apts are very much on higher side at 56 K for 2.5 BHK. More over the carpet area is very less at 650 Sqft and claiming for 100- sqft


The website contains Site visit, but no site visit is being shown. Current the golden tomorrow site is around 7 kms from the Lodha World school and it is a open land.


Lodha people are telling that it is 1.5 kms from the lodha world school and for the same development is under way which is a mis guidance


More over the completion is on 2019 which is a big risk


Everyone please be cautious before investing .

Lodha is one of the biggest construction group in Mumbai and it has many ongoing, completed, and built projects in Mumbai. I was looking for a home in one of its projects that Lodha's Palava City which is handsomely equipped with lots of facilities and amenities. When I first visited the sales office, I was explained the project completely. The Palava City by Lodha has more than 5 schools and hospital with state-of-the-art technologies.


The Project is phenomenal however, I later found out the Lodha's Palava City is known to surpass the projected Date of Possession of which one case was with my real estate agent who got his home in the same project after 4 years off the projected date of possession. And the fact that they have 33% of the total built-up area not accessible for carpet area and hence if I purchase a 1000 sq. ft. house here, I will get only 670 sq. ft. as carpet area which is completely inacceptable by me.

I visited Lodha Palava city recently, the sales staff assigned to me was under some kind of spell, because he was only interested in praising Lodha, no genuine information or relevant answer, he also had the audacity to tell us that we can buy our so called dream home here without actually visiting the site or having a look at sample flat, very poor knowledge & ill equipped to deal with any sort of query, the brochures are outdated and carry old price whereas their new price comes as a shocker, the figure they are quoting after being in so much remote area leads me to think that only they will be living in this dream city, their projects are delayed and after calling people from far off places for site visit they are saying that flats are available in new construction only which will be ready after 3-4 years, so you can invest now and come back after 4 years!


One of the sad thing is after promising us a smart city with combination of modernity and tradition on 4500 acres they are not having a single mosque, so I will give myself & my kids this smart city to live in and then for prayers we will make a voyage every time to areas outside the city,


For a self proclaiming smart city, this is not so smart!

Sales people gave me big bullshit that this project will give u 3 times appreciation 5 years and showed me some great videos thats how I got impressed then I booked a flat in lakeshore greens of palava project, paying by cheque 45k. After a week I realised there are more cheaper flats in dombivali and even close to the station.


I called them and told them to cancelled my booked flat and you can deduct some amt from that 45k because I changed my mind and return atleast 50% back to me.


But as per bullshit rules and regulations of this projet we cant get money back. Which is really bad im still pissed off. Even I loose my confidence on me because of that decision


So my massege to all those people if you buying flat in palava think 10 times because its not worth it, maintanace so high, far from station and even not good for investment purpose.
