Kalpatru is a fine developer in Thane but their layout dont have balcony areas attached to bedrooms.

competitors for Kalpatru is mainly Lodha, Godrej and even There is new project in Thane who provide better layout with balcony spaces in all bedroom and is developed by Risland developers for their project named THE ICON, and even they are using advanced construction technolgy which stands different from other developers.

I had done a booking of room in kalpataru park City and have handed ₹100000 to freeze the unit in the month of December.Thereby as on after payment immediately I have got a transfer to panvel from my job work place.

All this happened coincidentally of which i was also not aware of. Being a reputed firm I would hereby request you to consider my situation and handover the said amount to me.

At the time of discussion you said that if you are not interested then ur money will get refunded. I am waiting for a quick and positive response from your side.

We have just moved in and there is no electricity supply or water supply in this area and this is not done because they told us they have got everything sorted.

It can be considered as a good option if many of the potential buyers are encouraged to save for the down payment. Since by paying as low as 20 percent down payment can allow the buyers to be free from paying more for private mortgage insurance schemes.

Neither the builder not developer is taking interest in the project because of which the project has been stalled since a time that is beyond okay. They have taken 90 % advance from us and this is what they do, which is absolutely sad.

The corridor area that is very well suited for building new apartments is seen as a concern due to shortage of land and its varied facilities. There are many developers with whom the financial payments are not taken care of in a timely basis and this is one of the reasons there is minimal degree of safety regarding timely payment of financial obligations for the funds or sanctions that the developers are responsible for.

There are many under-construction projects that lack a proper finish to the overall housing and by many it is considered as one of the basic most structural defects in the basic designing. This needs to be improved since many projects are better.

While Kalpatru claim themselves as a reputed and from different leagues of builders( Oberoi etc), they are very unprofessional and try to sell the inventory by giving wrong verbal commitment. Conditions will be different at the time of signing the agreement and if you don't accept those conditions, they will aks to forfeit your 10% advance money.

Please be extra careful and get everything in written if still you want to go with them.
