Bricmor Westpines Villas Applied for permission in 2013 and got permission from HMDA in 2014(Housing Plan not under Gated Community Layout), till now the project has been going on with lot of issues.

Caution to all Buyers:

  1. No 40ft approach road to Westpine Villas, don’t know how Builder got permission from HMDA in 2014

  2. No Occupancy Certificate from HMDA till now, but people staying in villas by not paying any property tax to the government.

  3. No doubt I appreciate the builder on the construction of Internal Roads, but no maintenance water lagging in most of the places on normal rain.

  4. No Amenities as per the Westpines Boucher Commitments.

  5. Permission from HMDA, Housing Plan not under Gated Community Layout

  6. No Bank loans for construction of project only depends on private funding check EC copy from 2014 you will know the history of the project

  7. Issues with Landowners and villa owners some encroachment(complaints with HMDA and other competent authorities)

  8. No proper security/No CCTV cameras

Check the following documents before purchasing the villa in Westpines or any Bricmor Projects

  1. Profile/History of Builder.

  2. Take the EC copy of the Project site and check thoroughly if there is any GPA, if GPA exists it is considered to be a second sale and there is no GST on a second sale.

  3. Take the Boucher from the builder, and thoroughly check if this is a gated community or non-gated community villa, check the HMDA Permission Letter, and also check the amenities provided by the builder as per Boucher's commitment.

  4. Take a Legal Opinion from the Lawyer before purchasing the villa.

No project which is completed within 10yrs, no project which doesn’t have land litigation even after HMDA approval. Some projects doesn’t even have approach and internal roads. There is even a project Westpines which doesn’t even have place for amenities. It was told as prestigious project and even today that’s the worst of all projects around. Worst construction quality even. There is no uniformity maintained as every villa seems different.

Once payment is done no one will lift your calls. Pathetic team and response. Lack of experienced ground workers as well as management. Poor quality. Minimum guaranteed decade of waiting time. None of the projects are in complete state. Lot of things are hidden from customers. Their brochure is not committed list when it comes to handover. No communication on any kind of progress.
