The possession was delayed by 1 year! There is no proper society formed even after 3 years. They got the car parking, which is really important done after 2 years! They charge a very high maintenance as well and do not provide the facilities required!

There are many cases where the builder has been seen showing off as if he is doing a great deal in not charging any VAT or service taxes to the buyers which is not the case.

There are cases where the full power project comes with details that are not mentioned pertaining to the steel strengths details and basic understanding of the concrete and the various materials used. This incomplete detailing structure is not acceptable.

No DTCP plan approval for smart 2BHK category. Approved plan obtained for 1BHK from DTCP which they converted on their convenience and to meet market demand to Smart 2 BHK which they failed to get revised DTCP approval. Obtained NOC for building which states building is complete, and fire certificate(ONLY for 1 year) where these both certificates does not talk about the approved conversion. Received above all confirmations in Joint Meeting/Conference Calls from Mr.Natraj DGM, Mr.Tamil Chief Architect, Mr.Thirumurugan Marketing Head and CRM Head.

All who bought smart 2BHK will be in trouble. Next year renewal with Fire safety post hand over to apartment association will be a bigger future problem.

Project funded by SBI also has not verified the site post completion and not aware of this conversion.

Since no approval plan, forced to stick only with SBI bearing all problems.

Highly disappointed post construction and personally viewing the site.

In the same building neighbor with 2BHK(Small/Large) will be registered under RERA and will have all rights to question and high transparency. Smart 2BHK is not under RERA, since the plan they got approved is only for 1BHK(They claim under buyers request converted to smart 2BHK and agreement prepared in the same way). This would not have disclosed to anyone who bought 2BHK smart. Hence not registered under RERA, you cannot claim anything with property owner later and legally not eligible.

You will not get 3 phase connection. All plan approval are based on for 1BHK.  2 A/C, Geyser, (Kitchen Appliances) wet grinder/Micro wave/Dishwasher cannot run in parallel. If accidentally switched on internal wires will burn out. Main electrical wires to home is just a normal wire used for tube lights/fans, which cannot hold the huge electric load. Sooner entire building will face short circuit issues.

Balcony A/C drain, rain drain pipes are very badly fitted(Attached image). Bedroom A/C have to make twists and turns into hall and then get into balcony(90 degree cuts to be made in the gas pipe), making your A/c gas leak very often.  Another image shows the a/c outdoor unit to be fitted(2.2 feet). Not sure which A/c out door unit comes within 2 feet long.

No sunshade for the entire community where water can easily enter your home through windows. Measure the unit physically before buying because plan share over internet and cost sheet is per RERA. The brochure(If already booked) will be conventional carpet area and registration will not be RERA
