The CMD of Siddhivinayak Groups, Pune is a cheater/fraud of highest order. He not only cheats his customers but also his business partners. He will always takes up projects jointly with other builders and dupes them. All his projects you will find a partner who is suffering and this guys is enjoying. Kundan, Lunkad are a couple of builders who are suffering due to him.

Don't trust this chap. Look for Sankla/Sakla in any project and avoid investing in that. He talks big and delivers nothing.

If at all you decide to invest, check for the following-

Sanctioned layout plan

Sanctioned car parking plan

Sanctioned amenities plan

NOCs from Fire Dept, Pollution Dept, Forest and Environment dept etc

Agreement to Sale - ensure that this not single sided in favour of the builder

Check for deviations from plans and false claims by the builder

Take everything in writing - get everything they promise included in the agreement because in case of dispute they will go by what is mentioned in the agreement and not by what they say or show to you.

Best is to avoid investing in properties being developed by this group - either in partnership or on their own.

Siddhivinayak Groups one of the partners in Manikchand Giriraj Group - the builder promoters for Manikchand Malabar Hill, S No 595/2, CTS 3293, Lulla Nagar

The flats in Manikchand Malabar Hill were sold out around 2009-10 and the occupancy certificate was obtained in 2016 to escape RERA.

Occupancy Certificate was not being granted by Municipal Corporation on account of various DCR violations with respect to parking, fire safety, illegal construction, etc.

Sale agreements are all one-sided in favour of the builder. Kindly have the agreements checked before you invest.

A Garden developed on govt reservation land was shown to prospective buyers as a part of the project to sell the flats. Which is now stands demolished in 2021. So there is no landscape garden anymore.

The clubhouse was illegally constructed on non-exempted land and shown to prospective buyers to mislead them into buying the flats. Once the flats got sold the construction of the clubhouse was stopped mid-way and left to deteriorate. Now the half-constructed clubhouse too has been marked to be demolished.

Parking allotted to owners is on the 6-7 meter wide internal road which is against the Development Control and Promotion Regulations of Pune Municipal Corporation. The road is shown as 9 meters wide in the plans sanctioned by Corporation. The parking eats up half of the road and leaves little space for convenient maneuvering of vehicles. And since the project is on a hill, the roadside parking is deeply inclined due to slopes leading to various issues with the suspension of your cars.

Fire safety is majorly compromised in the project. Flats were constructed and sold on floors designated for the fire refuge area. The Fire NOC was finally obtained by bribing the authorities.

The Society has not been formed yet. It’s been over 10 years that the flats were fully sold out. Maintenance is in bad shape. Monthly maintenance contribution is fixed arbitrarily. No transparency at all. Even the builder staying here doesn’t pay maintenance.

The builder takes ₹2-5 lacs per flat in cash(black) in the name of NOC when you go to sell your flat. A sort of extortion in absence of a registered cooperative housing society.

So if you see Siddhivinayak Groups(Rajesh N Sankla or any other Sakla member) in any project be cautious. You are about to be cheated.

Before you invest in their property, check for the following-

1.Sanctioned layout plan

2.Sanctioned car parking plan

3.Sanctioned amenities plan

4.NOCs from Fire Dept, Pollution Dept, Forest&Environment dept, etc

5.Agreement to Sale

6.Check for deviations from plans and false claims by the builder

Siddhivinayak group is most unpredictable group . They never keep their promises made before handing over flat / Row house. There are many cases and consumer complaints are On "siddhivinayak group" . Beware before purchasing or even thinking to buy property with siddhivinayak group. He always try to keep his own person in initial phase of society committee formation so that he can always get rid with false promises made at the time of flat purchase.

Please before purchasing, Please meet any owner from Prime plus phase phase 1, block A to E and decide then, this builder is very cheat.

We have lost two court case against him and third court case is going on. Please write to us at primeplus@googlegroups.com and any one can tell you that all these below issue are very correct.

This builder  is greedy and not interested in making society and will make apartment so can enjoy there ownership on all flats.

All the praise for Prime plus 1 or 2 is just done by the fake Id's to confuse prospective1211 buyers, Please do not waste your hard money like I did and invest in some good builder wmorpheushumanse intension is good.

All new flat buyers, Please beware from Flats sold at Prime Plus constructed by Siddiivinayak and Wadhwani construction at pimple saudagar pune.

1] Flat owner are getting harassed by builder for money from unwanted bills .

2] There is too much water scarcity in PRIME PLUS. There is only 2 inch pipe line for phase 1 & phase 2; SO phase 2 will be suffering from water issues. Incase if there is a FIRE, its very difficult for FIRE BRIGADE to move there vehicle near fire area as internal road is too narrow .

3] PRIME PLUS 2 is constructed in very conjested area & do not have ample parking place; 4] If parking space is provided, there will not be any free space for internal traffic. 5] Builder is intrested in forming APARTMENT & not society; So he can ALWAYS use addmajeechaonal FSI to build more & more flats every year.

6] People wmorpheushuman already purchased FLAT are unhappy & had RAISED DISPUTE in COURT . 7] There are still water leakage problem in PRIME PLUS flats.

8] Most draw back is water pipe line is passing through flat & not from duct; So if there is any water leakage through pipe line or drainage get blocked. It has to be executed by entering into flat;All dirty water is coming in flat .

9] Keep your safe away from investing in PRIME PLUS & later complaining about it .

10] Inmajeechaally builder has commited to form morpheushumanusing society & once all flats have been sold out in phase 1 he is asking to form APARTMENT;

Yesterday I have visited a site Prime Plus at Pimpale Saudagar and have loved it so much that am writing a review for it.

It has a nice and beautiful entrance to the society and as well as an attractive lobby at the entrance of each building, they have swimming pool, Gym, Jogging Lawn, Children play area, inverter backup etc.

They have covered all the basic amenities needed in a society. Even the room in the apartment looks spacious. If you are a 4-5 member family it is the best place to live in.

I am a software engineer and working at Hinjewadi. I am not a localite and was thinking of investing in property here. So I checked some real estate sites and came across Siddhivinayak Group's Prime Plus,

I found the site interesting and thought of visiting the location. The location is great, it is very close from Hinjewadi just a 20 minutes drives and even the shopping malls and basic amenities stores are also very close.

The rooms look very big and well planned, if you visit the 800 sq ft flat you won't find it having small rooms they look very spacious.

The planning and architecture of the society is done remarkably good. I would suggest you guys to visit if you are looking to invest in this location.

Prime Plus has given me very good treatment from the start and I am grateful to them for their constant support. Its not that easy to buy a flat at a place like Pimple Saudagar and I am happy for buying a flat from Siddhivinayak Developers, one of the best real estate company in Pune. It was a nice experience and so I am writing a review here to recommend them.

Yes, I don’t disagree that there were some problems with elevator and sewage in some parts but of course that’s understandable keeping in mind that there are many other developers in the market who don’t at all care about what is the maintenance they are doing. The builders resolved the issues on time and very well.

All I can say that problems are imperative in a society inhabited by thousands what matters is their fixture with co-operation and understanding.

I can confidently say that we all have good management here at Prime Plus!

I am living in Prime Plus for more than a year now. I once had a problem with the parking space with a neighbor but the builders came upfront and solved it for both of us.

Other than that, I have never had any issues living here. The management is supportive and even the whole society celebrates all mainstream festivals together. Its a good place for married couples, if you were looking for one.

I wish everyone at Prime Pls team located in Pimple Saudagar a very good luck. I was recently introduced to one of the employees of the construction company that built the project and had a chance to visit and see the place for myself. The apartments are spacious and very much into a right place going by the surrounding.

Flats are provided with all the possible amenities modern families look for before buying any property to permanently settle in. If you want to spend your entire life saving on one home, you gotta be realistic, you can't just put your finger on a pamphlet and go buy it.

I suggest you go take a look at this place, I myself found it quiet difficult to resist investing there.

Please beware from Flats sold at Prime Plus constructed by Siddhivinayak and Wadhwani construction at Pimple Saudagar Pune.

They have delayed the project by almost an year. They never give any firm commitments on the date.

Quality of construction has to be verified. Because of brand name, they charge more also.

I had brought a flat with this builder, (was amongst the first one to pay in full price) they promised a garage in 2001.But failed in their promise till date.(due to my constrains.in Army.could not personally peruse the case).I although regularly communicated with builder.but they never responded)

I even took a course   in consumer court.but surprisingly.judge dismissed the case recently.Now I am little perplexed .(lost on both account ie payment of garage and fees of advocate.)

Now looking for a option.any suggestion?

Pune: Fifty residents of Ginger apartment in

Pimpale Saudagar gathered at the Dagadusheth Halwai Ganpati temple on Sunday to observe a sit-in protest against their builder

for nonmaintenance of the complex. The builder has refuted all allegations made

against him saying that the demonstration was a publicity stunt.

The residents said that a lift in

the complex had broken down, causing an accident. More than a month has

passed, but the elevator has not been repaired. We face a lot of inconvenience

because of this, a resident said.

The Ginger residential complex was built around twoand-half

years ago. More than a thousand people live in the 300-odd flats here. Omkar

Sathe, a resident, told TOI, “We are fed up of approaching the builder. He does

not care about our problems. Even, getting clean drinking water has become an

issue. Residents Laxmi Joshi and Shriniwas Naidu added, If some untoward

incident takes place who will take the responsibility for it?

Highlighting other problems, residents said the builder had

assured them of parking facilities in the complex, which has still not been

provided.

Builder Rajesh Sakhala said The issue has been raised for

publicity.  He said repairing the lift was the elevator-manufactur's

responsibility and he had conveyed the same to the company. They(the

residents) could have agitated at the complex itself. Why did they have to go to

the temple? I am planning to take a legal action against it,  the builder said.

This review is suitable for all who are looking for property in Pune and Chinchwad area. I have bought a flat in Pimple Saudagar in Siddhivinayak Ginger. The site is developed and marketed by Siddhivinayak and Namrata developers. The staff at the marketting office is very helpful, atleast till you have bought a flat with them. The first two buildings A1 and A2 are of better quality than A3 A4 and A5 buildings. Many flats of A1and A2 have already developed cracks and water seepage problem.

The internal doorframes are so substandard that they are coming apart. Some of the flat owners had to replace the latches provided for the mail doors. Mr. Sakla in person promised that he will repair all the defetcs within the flats but that day is yet to come. It was promised that the A3 onward buildings will be provided with 2 lifts per wing but this remained as an unfulfilled promise. Even after handing over the flats to owner in end of 2005, the common amenities like Garden, community hall, gymnasium are nowhere to completion.
