I had a great experience with Uniworthmoney, RT Nagar, Bangalore when applying for a home loan.
Run by Anil Kumar, the team was able to get my home loan sanctioned(2.5 working days) and disbursed(2.5 working days) in total 5 working days. This included collecting documents from me for initial sanction of home loan and later disbursal, coordinating with my builder for documents, disbursal of the loan by bank, coordinating with bank(Axis Bank). I never visited the bank premises nor had to chase him up.
Anil has good knowledge of bank process, legal requirements, documents needed and possible issues in home loans. On going through the documents like sales agreement draft copy he was able to guide me on exact set of documents required from the builder for a bank approved project.
And best part was speed with which loan got sanctioned and disbursed. Even the builder head salesperson was saying that it is not feasible to get loan sanctioned and disbursed within 5 working days. These things take time. Tasks included valuation of property, internal assessment, documents review, sanction process, verifying the bank account to whom cheques/drafts would be created.
As the process was very transparent. Luckily there was also an offer from Axis bank for processing fees of Rs 1000+ service tax.
Some of the major documents required from builder side for a bank approved home project are 1. Sales agreement 2. Proof of 20% payment from your bank account(applicant or co-applicant) 3. Receipts provided by builder 4. Pan card copy and cancelled cheque from builder.
Anil was also able to guide me on what to expect in pre-EMI and EMI. Good knowledge about home loan process and great customer service I will say.
