Here are some tips when you buy a flat in Bangalore.
1.Approvals:
In Bangalore we have BDA, BBMP, BMRDA when you consider a property interms of city limits.
BDA, BBMP approvals are mostly deals with city based projects and BMRDA is kind of electronic approval.
It is better to go with BDA/BBMP approval properties. You have to check with Legal opinion clearly before making any decisions.
2.Khata:
Khata is a legal identification document contains all informations of property. There are three types of Khata's
A, B, E Katha's
It is always good to go with A Katha property- which means 100% perfect and you will get Occupancy certificate from Government( Bangalore Development authority)
B Khata is like if you have some deviations in property it would be considered as B
E khata is recently added which Electronic Khata which is mostly outer of city based projects
3.Builder Quality:
It is important to check with Builders experience, how many projects they are completed and how is the quality of constructions
4.Flat Selection:
It is better to go with ready to move property and its very best to go with Completed flat since you dont need to pay VAT for completed flat.
