Any time share is for people who:
1.take regular holidays,
(If you dont, you will find yourself left with unused days, many of which may expire unused)
2.
can plan and book in advance.
( if you dont you will find the resort full on the days you want to go)
3. are not looking for 5 star facilities or service.
I have been able to plan and enjoy four holidays in Sterling Holiday resorts --all were fairly cost effective though the service is not the best one hopes for. We were able to stay at the affiliated properties in places where they dont have resorts. Places like Kalimpong and Gangtok besides places Darjeeling, Munnar, Musoorie, where they have their own resorts
I have not been able to plan a holiday in Club Mahindra. However, i was able to rent out one week for Rs 15,000, which was not bad at all ! It more than covered the annual maintenance cost and gave me a surpkllus. Unfortunately there seem to be no takers f0r Sterling days.
A negative with CM is that the maintenance charge increase every year. Sterling is more reasonable.
Further, I have earned quite of goodwill by gifting unused days to friends and associates !
Beware of arguments like "you can put your money in a fixed deposit and take holidays with the interest". For one thing, hotel room rates keep going up --- you can be sure that the interest on your deposit will not cover a weeks room rent ten years from now. depending on your income bracket, the interst on your deposit may be subject to tax.
My advice would be, If you cant take well planned, regular holidays, time share is probably not a wise choice.
