The notorious NPA problem of financial institutions is because of loan sanctions without judging risk. You may be bonafide applicant, but your experience suggests DHFL willing to give prudent norms a miss. Not a good sign at all...

Consumer court allows you to fight your case yourself (without a lawyer). Normally it will deliver judgement in 4-6 months and in 4-5 sittings. You need to submit min. 4 copies of complaint (plain A4 sheet instead of legal paper will do). You will also be required to submit DD of... Rs. 100/- if disputed amount is less than Rs. 1 Lac, and stamped envelope addressed to opposite party. The proforma for complaint is normally available from office of consumer court itself. It is also available at this link http://www.icrpc.org/icrpc.org.complaintformat.htm

In case you wish refund of cost for site legal verification & loan processing fee, send them written request by registered post. If they do not oblige, then consumer court will make them refund this money along with compensation. Consumer court allows you to fight your case yourself. RBI and NHB have asked HFCs to adhere to prudential norms for good reasons, though it is the borrower who is bound to repay loan even when property title turns out to be bad. And you are recommending DHFL because it flouted said norms, while ensuring that you embrace liability arising out of the cor...responding risk. Please do not make virtue of a lapse. Check if housing loan companies are mandated to offer loan without guarantor. There are no free lunches; did you bother to figure out why so many PUBLIC SECTOR banks (as claimed by you)refused you loan, and DHFC obliged?
