I stuck with this builder. more then three years ago when we book the flat they promised to deliver way before time. However now they are still waiting for more then a year to get approval from government for additional floors which leads all buyers to heavy losses due to rent/loan etc. Work is totally stopped on the site.

They are not even responding to emails. very pathetic .

Please don't waste your hard earned money .this property has no water and stop water black water in all taps at the houses .house keeping and crm office nobody bothers they I'll treat you ....nobody's helps and solves the issues .......it's a clean society festivals are celebrated well ...but basic water and electricity big issues here ......

Otherwise gated community . family crowd .

I bought the flat here in Rachana Bella Casa. Till I confirmed the deal sales team was behaving very nice and once deal was done all got changed. They will never answer your call and sms. Only for payment they will send emails and if there is any little delay you will get 2nd email with interest later. Quality of material they are using is pathetic. Their sales staff doesn’t answer anything after finalising deal. Once you are getting possession your nightmare will start. Every day you will have some or other problems and their CRM staff doesn’t care to respond.

Worst every builder with cheap stAff, . If

We have bought a flat in K wing Bella casa, the water in all wash room are stinky and bad quality.

when complained about the same Sales team say go to CRM team, CRM team will say someone will come and see. to the surprise someone will come to just see it and then no action. Overall not a good society to live in very bad water and no water in taps in morning hours. Pathetic CRM and after sales support.

Bad decision of buying. It will turn out to nightmare. phase I is completed, all flats occupied still residents are daily facing problems of water shortage, no mobile network, electricity fluctuations . I have recently bought flat in bellacasa ready possesion and situation here is worst.daily we face electricity fluctuations which has damaged my electronic appliances. no light in garden area and paths.

All builder people behave very nicely till possesion. but soon after possesion they start ignoring us . CRM office people mistreat residents . builder is not concerned with any of our problems, if we request or complain they behave like they dont know us, they does not respond to our problems & neglect us always, the tone of sales person is completely changed when we go with our concern & problem. It seems that he does not know you at all. they are not ready to meet us.

Phase I of this project is completed but still we are not free to use it. labours, susgaon people without permission move inside campus, it is unsafe for kids and ladies.

This builder doesnt form society thus we are dependent on them. flat owners are not free to take any decision & do their work done. Which is major concern & flat owner are bound to pray builder only . It means that if society not formed then builder is still owner of that building you are only able to use your own flat also. all the Rachana people behave as owner of property and do what they like not what we want.

a big no to this builder and this project.

here is list of issues -

  1. no amenities available

  2. daily water shortage

  3. bad security system they trouble only resident .

  4. no Rain water harvesting, No Gas connection, No Water softner plant, No CCTV cameras

  5. unfair parking allotment done, most of parking is alloted to landowners and left few are distributed unfairly to residents.

  6. low light at parking, garden and paths

  7. There are many street lights damaged in society.

  8. No Corporation water.

  9. Completion certificate pending

  10. Badminton court in full broken condition all floor coming out.

  11. no light in floor lobbies

  12. no corporation from builder, maintenance and CRM.

  13. flats being sold at much lesser cost.

  14. fake promises done

  15. very low and bad quality tabs and facets and sinks fitted, all fake jaguar.

  16. terrace and lobby area all around water dripping

  17. walls are so weak and even a hit can crack and make hole in wall,

  18. Water hardness of domestic water is 600+. This lead to several heath issues. this is damaging clothes, washing machine and house.

  19. lift gets jammed mostly, person gets stuck inside .many times we have to use staircase as no security guard was concerned with this.

list is endless.

Dont buy property of this project. this all fake and waste of money.

Bella casa is in SUS(NO PMC), builder is selling in name of baner

-High price

-not a premium

-shouldnot pay more than 62-64 Lakh

-security, quality related issues, No PMC water supply, electricity fluctuation, under developed locality

Club house is not ready

Swimmin pool is not workingGym is not there. No sign of rain water harvesting. Gas connection has not started. Approaching to internet connection provider BSNL

No provision for cable wire. AC outlets has not been provided. Glass roof in bathrooms is dangerous. Poor quality electrical equipments. Wall putty is of bad quality. Only single coating has been done on walls

I am writing this after many days of thinking as I don’t want to confuse you but I thought lets the voice or genuine voice go on. Cause I have got previous project of Rachana Lifestyle(My World) on Baner Road. On based of my experience I said "BIG NO" to this builder for any project, as this builder launch project & complete it on time but your pain start once you have taken possession of your dream flat, very high maintained charges & no water in buildings/flat, your bores are almost exhausted cause very high usage at the time of construction so after construction(2 years usually) there is no sufficient water in bore well & builder does not take responsibility to get it repaired/clean so that water would be continue & as you have made all the payments so you don’t have choice only after to run behind the builder or their sales person, sales person also does not respond you to your problems & neglect you always, the tone of sales person is completely changed when you go with your concern & problem. It seems that he does not know you at all.

The building material quality is not good, in the first year of construction there is sinking & plaster coming out inside the flat or outside the flat. Bathroom leakage inside the flat or flat below your flat  etc.

Usually builder forms society to regulate the things but especially Rachana LifeStyle does not allow people/flat owners to make their society & register under Maharashtra CHS act. Which is major concern & flat owner are bound to pray builder only, flat owner are not able to take their own decision & do their work done. It means that if society not formed then builder is still owner of that building you are only able to use your own flat only. No shares, no certificate etc.

I suggest big NO for this builder or any other project of this builder.
